Old Madras Road is Bengaluru's old logistics artery to the east, and Bhattarahalli and Avalahalli are two of its closer residential stops. They sit between KR Puram and Budigere Cross, on the NH-75 approach, with HomeBazaar putting Bhattarahalli about 5 km from Hoodi's Purple Line station and about 7 km from International Tech Park. Brigade's July 2026 blog notes that the corridor has evolved from a logistics belt into a residential destination, with larger land parcels that allow flexible development.
This guide is deliberately narrower than our general KR Puram and Old Madras Road guide. It focuses on these two pockets and the two projects that anchor them.
Metro and roads
There is no metro in the pocket today. Swarajya reported on 29 January 2026 that BMRCL was studying a 16 km double-decker extension from KR Pura to Hoskote with a tentative alignment that includes ITI Bhavan, TC Palya Gate, Battarahalli Junction, Medahalli Junction and Avalahalli before Budigere Cross. It is a feasibility study; the geotechnical survey comes later at the DPR stage. The nearest operating stations are Hoodi on the Purple Line (about 5 km per HomeBazaar) and KR Puram.
The Blue Line will give KR Puram a second metro connection toward Hebbal, but reports from August 2026 place that segment in early 2028 (Native Planet, 24 August 2026). Roads remain the daily mode: Old Madras Road, the Outer Ring Road and the Whitefield and ITPL link roads.
Prices and rent
- HomeBazaar's Battarahalli page: an average range of ₹7,000-₹10,000 per sq ft (indicative asking), with 1 BHK at ₹30-₹65 lakh, 2 BHK at ₹55 lakh-₹1.5 crore and 3 BHK at ₹97 lakh-₹2.3 crore. Monthly rents are shown at ₹25,000-₹50,000+.
- For the new launch, HomeBazaar lists Brigade Lakecrest 2 BHK at ₹1.53-₹1.78 crore and 3 BHK at ₹1.95-₹2.53 crore, which shows how far a branded launch sits above the locality range.
- Comparison: HomeBazaar's May 2026 table lists KR Puram at about ₹9,800 and Budigere at about ₹12,100 per sq ft, so the Bhattarahalli-Avalahalli band sits between the two.

Schools, hospitals, shopping
HomeBazaar lists Blossoms International School, Anikhetan Public School and Red Stone International School; Hope Hospital, Sathya Sai Orthopaedic Hospital and Sanjeevani Co-operative Hospital; and Phoenix Marketcity, VR Bengaluru Mall and Brookfield Mall for shopping. Bhattarahalli Lake and Jawaharlal Nehru Park provide some open space.
Pros
- Lower per-sq-ft prices than ITPL, Hoodi or the ORR belt.
- Branded launches with larger layouts and amenities.
- Close to KR Puram, with Hoodi's Purple Line station and the future Blue Line interchange within reach.
Cons and risks
- Traffic on Old Madras Road, which Brigade describes as a former logistics corridor; expect freight movement and junction congestion on the KR Puram side.
- No metro today, and the Hoskote extension is a study only.
- Lake-bed and buffer: Bhattarahalli Lake is nearby. Ask any project near it for lake-buffer compliance, noting the NGT's 75 m rule reported by Citizen Matters in 2016 has been contested since.
- Drains: after the 2022 rains, drain clearance affected several parts of East Bengaluru (Citizen Matters); check the survey number for any rajakaluve.
- Possession timelines of 2030 mean long exposure to delay and construction noise; prefer construction-linked payments and read the RERA updates.
- Water: ask for BWSSB, borewell and tanker details; the OpenCity 2025 survey says tankers remain essential where Stage V has not reached.
- Khata: older plots or small buildings may be B-khata; the regularisation window covers registrations on or before 30 September 2024 (The Realty Today, July 2025).
Due diligence checklist
- RERA registration and the latest quarterly progress update, not the brochure.
- Approved plan, commencement certificate and any NOC for proximity to the lake or drains.
- Carpet area, parking and clubhouse completion timelines in writing.
- Comparison of the launch price with Hoodi and KR Puram resale stock to see what you are paying for.
Choosing between the two launches
- Brigade Lakecrest has a lower entry price (₹1.44 Cr per Property Point), while Concorde Eleve is listed from ₹2.54 Cr; decide which budget band you are in before comparing amenities.
- Compare possession dates (March 2030 and December 2030) and the payment plan carefully.
- Ask for the RERA quarterly update to see what share of construction is complete.
- Visit the site on a weekday evening to see the Old Madras Road approach and its junctions.
Who it suits, and our verdict
These pockets suit families who want a larger branded home at a lower price than the ITPL belt and work around KR Puram, Whitefield or the airport side, accepting a road-based commute. They are not suitable for buyers wanting immediate metro access.
Our view: reasonable value for a patient end-user. Compare Brigade Lakecrest's lower entry price with Concorde Eleve's higher ticket, confirm possession and legal paperwork, and treat the metro extension as a possibility rather than a plan.
