Updated 19 October 2026. We re-opened the Cushman & Wakefield office and residential reports and the Knight Frank and Colliers releases. The page that ranks for this search is a one-paragraph summary. This guide names the localities behind each submarket, sets the three consultants' numbers side by side, lists the big deals and the supply pipeline, and connects them to housing: commutes, rents and the listed homes nearby. Office leasing is a demand signal, not a promise of price growth.

Is Chennai office demand growing in 2026? Three consultants, three readings

  • Cushman & Wakefield: 1.99 million sq ft gross leasing in Q3 2026, +57% quarter on quarter, −30% year on year, all fresh take-up with no pre-commitments or renewals; 4.92 million sq ft year to date (Chennai Office MarketBeat, Q3 2026, data to 25 September).
  • Colliers: Q3 gross leasing fell 23% year on year, from 2.6 million to 2 million sq ft, while the seven-city total rose 9% (Business Standard / PTI, 28 September 2026).
  • Knight Frank: 5.9 million sq ft in January–September 2026, down 26% from 7.9 million; GCC leasing 2.5 million sq ft against 3.9 million; third-party IT/ITeS 0.5 million against 1.5 million; flex 1.6 million (Passionate in Marketing, 12 October 2026).
  • All three agree the year is below 2025's high. They differ on method, which is why we quote each separately.

Which areas in Chennai have the most office activity?

Cushman & Wakefield's submarkets, with the localities it lists for each and their Q3 2026 statistics:

  • Peripheral South-west · Tambaram, Pallavaram, Perungalathur, Guduvanchery, Singaperumalkoil · 10.83 million sq ft stock · 28.28% vacancy · 561,699 sq ft net absorption in Q3 · ₹78.11 per sq ft per month.
  • South-west · Guindy, Ashok Nagar, Vadapalani, Manapakkam, Ekkaduthangal · 19.8 million sq ft · 6.63% vacancy · 438,275 sq ft net absorption · ₹89.87.
  • Suburban South · Perungudi, Taramani, Thiruvanmiyur, Velachery · 23.49 million sq ft · 8.79% vacancy · ₹112.38.
  • Peripheral South (OMR) · Sholinganallur, Thoraipakkam, Navalur, Siruseri, Padur · 14.36 million sq ft · 12.43% vacancy · net absorption of minus 14,000 sq ft in Q3 · ₹67.91.
  • City: 12.08% vacancy, down 33 basis points; average rent ₹89.8 per sq ft per month, up 9% year on year. Knight Frank's Q3 rent is ₹75.1, up 7% (12 October 2026).

Where GCCs are setting up: the quarter's big leases

  • Cognizant · 645,172 sq ft · Embassy Splendid TechZone · Peripheral South-west.
  • AstraZeneca · 229,047 sq ft · Ramanujan Intellion Park · Suburban South.
  • Caterpillar · 86,766 sq ft · International Tech Park Chennai, Taramani · Suburban South.
  • Table Space · 72,550 sq ft and Wind River Systems · 21,029 sq ft · South-west.
  • Sector split for the quarter: IT-BPM 43%, engineering and manufacturing 18%, flexible workspace 16% (all Cushman & Wakefield, Q3 2026).

What is coming next: the office supply pipeline

Cushman & Wakefield expects 1.86 million sq ft of new offices in Q4 2026 and 6.80 million sq ft in 2027, much of it in the South-west and Peripheral South-west, and says vacancy could rise slightly in the near term. Knight Frank counts 2.9 million sq ft completed in January–September, up 95%. More supply in the south-west belt means more workplaces there over the next two years, if it is leased.

OMR or GST Road for IT jobs?

OMR (Suburban South and Peripheral South) is still the largest office cluster, about 38 million sq ft across the two submarkets (our sum of Cushman & Wakefield's stock figures), and Taramani and Perungudi command the highest rents. But in Q3 2026 the momentum was on the GST Road side: the Peripheral South-west and South-west together took 66% of leasing, while Peripheral South had slightly negative net absorption.

For a homebuyer the practical question is commute. GST Road has had two relevant road updates: the final arm of the six-arm Perungalathur rotary road-over-bridge opened on 25 September 2026 (Indian Infrastructure, 29 September 2026), and AAI has proposed, but the state has not yet approved, an elevated rear road from Tambaram–Porur Road to the airport to take pressure off GST Road (DT Next, 28 September 2026). Is it good to buy a flat near an IT park in Chennai for rent?

Rents are already moving. Cushman & Wakefield's quoted mid-segment residential rents for Q3 2026 were ₹24,500–28,500 a month in Suburban South II (GST Road and Porur), up 12% year on year, and ₹32,500–35,500 in Suburban South I (OMR), up 10%; these were the fastest rent increases among the submarkets it lists. Its quoted mid-segment capital values in the same areas are ₹6,500–8,500 per sq ft (GST Road) and ₹7,500–9,500 (OMR).

Three cautions. First, the Peripheral South-west has 28% office vacancy, so a large share of its office space is still empty. Second, leasing can fall as fast as it rises, as the year-on-year numbers show. Third, rent covers only part of the cost of owning; work out net yield after maintenance, property tax and vacancy months. • Buy within a realistic daily commute of where the jobs are, by road or rail.
  • Size: Magicbricks says 2 and 3 BHK homes were the most preferred nationally in Q3 2026 (PNI News, 17 October 2026).
  • Check the rental listings in the exact society, not the area average.
