Updated 19 October 2026. We re-opened the DLF land, results and launch-pipeline reports and the Business Today report on The Aureva on 19 October. Most pages ranking for this search are undated listing templates. This article separates what DLF has actually announced from what it has not, explains why a land deal is not something you can book, and lists the DLF homes in Gurgaon that are on the market today.

What exactly did DLF announce on 17 October?

That is the full extent of the official news. No report we found mentions a licence, a building plan approval or a Haryana RERA (HRERA) registration for the Sector 61 land.

  • Land added: a 7.48-acre parcel on Golf Course Extension Road (GCER), taken through a collaboration (Indian Opinion, 17 October 2026).
  • Where: contiguous to the 28.5 acres DLF acquired in 2024 in Sector 61. Together they form a single 36-acre site (Whalesbook, 17 October 2026).
  • Closing: MD Ashok Tyagi said the transaction is 'expected to be concluded by Q4 FY27' (Indian Opinion, 17 October 2026).
  • Not disclosed: the price paid, the seller, the development plan and any launch timeline (Whalesbook, 17 October 2026).

Is DLF launching a new project on Golf Course Extension Road?

Not yet, on the record. A 36-acre contiguous site is large enough for a major township-style project, but DLF has said nothing about what it will build there or when. Any figure you see for 'DLF Sector 61 price' or 'expected launch date' today is a guess by whoever published it, not a DLF statement.

What DLF has said is broader. Aakash Ohri, MD and chief business officer of DLF Home Developers, said the company is preparing to launch luxury projects in Mumbai and Gurugram in the second half of FY27, which runs from October 2026 to March 2027 (The Pioneer, 18 October 2026). That statement does not name the Sector 61 land, and it does not say which Gurugram site the next launch will be on.

DLF's launch pipeline in numbers

Note that bookings are sales agreed in the period, not revenue. DLF recognises revenue later, as homes are completed and handed over, which is why the CFO links growth to FY28.

  • Pipeline: residential launches with sales potential above ₹58,000 crore over the next two to three years, in a medium-term pipeline of about 24 million sq ft (The Pioneer, 18 October 2026).
  • Done so far: of the 37 million sq ft DLF planned at the start of FY2024-25, about 14 million sq ft has launched, with revenue potential above ₹56,000 crore (The Pioneer, 18 October 2026).
  • Q2 FY27 bookings: ₹3,800 crore of new sales in July-September 2026 (Indian Opinion, 17 October 2026).
  • H1 FY27 bookings: ₹4,457 crore, against a full-year target of about ₹20,000 crore (The Pioneer, 18 October 2026).
  • Q2 FY27 profit: consolidated net profit of ₹1,301.35 crore, against ₹1,180.09 crore a year earlier (The Pioneer, 18 October 2026).
  • Outlook: CFO Badal Bagri said DLF expects revenue growth to pick up from FY28, as launched projects worth about ₹75,000 crore near completion and handover (Indian Opinion, 17 October 2026).

Is DLF The Aureva sold out?

Yes. DLF said it sold out The Aureva in Sector 63, next to The Arbour, for about ₹1,985 crore (Business Today, 4 October 2026). The project has 172 residences on about 4.17 acres in one G+45 tower of 4 BHK homes, with three parking spaces per home and a professionally managed on-site medical centre. Total carpet area is above 4 lakh sq ft and saleable area above 7.5 lakh sq ft (Business Today, 4 October 2026). DLF positions it as luxury retirement housing; the report gives no per-unit price or possession date.

If you were considering The Aureva, the realistic options now are resale enquiries once allotments settle, or other homes on the same stretch. For how senior-focused projects work in this city, see Senior Living in Gurgaon 2026: Projects, Prices, Rules.

Can I register interest or book before HRERA registration?

Under the Real Estate (Regulation and Development) Act, 2016, a promoter may not advertise, market, book or sell units in a project that must be registered until it is registered with the state RERA. In Haryana that is HRERA Gurugram for this district. So for a site that is still a land deal, there is nothing a buyer can lawfully book.

In practice you may hear of 'expressions of interest' for upcoming projects. Treat any request for money before an HRERA number is published as a red flag, whoever is asking. The safe sequence is simple:

  • Wait for the HRERA registration number and check it on the HRERA Gurugram website.
  • Read the registered details: land title, approvals, carpet areas, completion date and the escrow bank account.
  • Pay only into the project's designated RERA account, and only against a written allotment that matches the registration.
  • Compare the price list with nearby registered projects before you commit.

Which DLF projects in Gurgaon can you actually buy now?

Inventory changes quickly at this end of the market, so ask for the current availability sheet rather than relying on any listing, ours included.

Who else is building on Golf Course Extension Road?

Other developers active on the corridor include Godrej Properties, Oberoi Realty, Sobha, M3M and Max Estates (Whalesbook, 17 October 2026). Oberoi Realty's Three Sixty North, its first Delhi-NCR project, is on GCER (Whalesbook, 18 October 2026). If you want a home on this road before DLF's Sector 61 plans are known, compare registered projects nearby:

What this means if you are buying before Diwali

Diwali falls on 8 November 2026, with Dhanteras on 6 November (Outlook Money, 18 October 2026), and developers often time launches around the festive weeks. DLF has only said 'second half of FY27' for its next Gurugram luxury launch. If you want a DLF home this season, your choices are registered inventory such as The Arbour or The Dahlias. If you are waiting for Sector 61, watch for a licence and an HRERA registration first; until both exist, there is no project to price.
