The real cost is sticker price plus 'other charges'
The advertised per-sq-ft price is only the base cost (BSP)
- Builders add several 'other charges' that can push the total up meaningfully

Monthly maintenance charges
Gurgaon societies typically charge around ₹3–6 per sq ft per month, higher in amenity-rich luxury projects
- Covers common-area upkeep, lifts, security, common electricity, water, and amenities
- A 2,000 sq ft flat at ₹5/sq ft is ₹10,000/month — a real recurring cost to budget

IFMS — Interest-Free Maintenance Security
IFMS is a one-time, refundable deposit the builder collects to cover major future repairs of common areas
- It is charged per sq ft and held by the builder/RWA, earning you no interest
- It transfers to the RWA when the society is handed over; get clarity on the amount and handover terms
- Distinct from monthly maintenance — it's a corpus, not a running fee
Advance maintenance — a common dispute
Builders often demand 1–2 years (sometimes more) of maintenance in advance at possession, a frequent buyer complaint
- Reputed builders usually collect monthly or a short fixed period; demands of 30–40 months are a red flag worth negotiating
- Get the maintenance rate, period, and escalation clause in writing
- Unsold units' maintenance should be borne by the builder, not passed to existing owners
EDC and IDC
EDC = External Development Charges (roads, sewerage, water, external infrastructure)
- IDC = Internal Development Charges (development within the project)
- These are set by the authority and passed on to buyers, usually per sq ft
- Confirm whether they are included in the quoted price or charged extra
PLC, parking, club and power backup
PLC (Preferential Location Charge): extra for park-facing, corner, or higher/lower floors
- Covered car parking is often charged separately and can be substantial in premium projects
- Club membership fee and power-backup (per KVA) charges are common add-ons
- Interior fit-out, GST (if under-construction), and stamp duty/registration are all on top
