Updated 26 October 2026. Below, the numbers side by side, why the trackers disagree, which price band weakened, and how a buyer can use this.

NCR and Gurugram housing data, Q3 2026

  • Knight Frank, Q3 2026: NCR sales 10,712 units, down 17% year on year; launches down 5%; 86% of NCR sales were homes above ₹1 crore; quarters-to-sell 8.0, up from 7.3 (Gulf Today, 24 October 2026).
  • Knight Frank, January-September 2026: NCR sales down 11% to 35,574 units, the only one of eight markets to fall; sales outside Gurugram rose 3%; Gurugram holds 57% of NCR unsold stock (Construction World, 9 October 2026; Free Press Journal, 5 October 2026).
  • Knight Frank annual price change: Delhi 17%, Ghaziabad 14%, Greater Noida 11%, Noida and Faridabad 7%, Gurugram 4% (Construction World, 9 October 2026).
  • Anarock, Q3 2026: NCR sales 13,765 units, down 1%; NCR recorded the steepest annual price rise of the top seven cities at 12% (Construction World, 30 September 2026; Business Today, 29 September 2026).
  • PropEquity, Q3 2026: Delhi-NCR sales 8,090 units, down 12% (RealtyHunting, 27 September 2026, reporting PropEquity's 26 September release).

Why do Knight Frank, Anarock and PropEquity disagree?

Each firm defines NCR, counts primary sales and sources data differently, so their unit totals are not comparable with each other; compare a tracker only with its own past figures. All three point the same way on volume: NCR is not growing (Knight Frank says NCR has had no year-on-year sales growth in any quarter since Q1 2024, per Gulf Today). They diverge on price: Anarock's 12% NCR rise is a regional average, while Knight Frank's city split shows Gurugram at 4% and Delhi at 17%.

Knight Frank chairman Shishir Baijal described the national trend as 'normalisation rather than a widespread slowdown' (Free Press Journal, 5 October 2026).

Which price band is weakest in Gurugram and NCR?

925 units in a quarter is roughly 10 homes a day across NCR in the ₹5-10 crore band (our arithmetic). Most of Gurugram's luxury supply sits in exactly this band, which is why the city carries the larger share of unsold stock.

  • ₹5-10 crore, Q3 2026: NCR sales fell 63% to 925 units and unsold stock in that band rose 33% (Knight Frank, via Gulf Today, 24 October 2026).
  • ₹5-10 crore, nine months: NCR sales fell 39% to 4,033 units, while the ₹2-5 crore band held steady (Construction World, 9 October 2026).
  • Third-quarter launches clustered on Sohna, Dwarka Expressway, NH-24 and Yamuna Expressway (Construction World, 9 October 2026).

What is the average property price in Gurugram?

Knight Frank's H1 2026 report put Gurugram's average residential capital value near ₹18,354 per sq ft, up 6% year on year (as cited by The Realty Today, 26 October 2026). Anarock's seven-city average for Q3 2026 was ₹9,714 per sq ft, up 7% (Business Today, 29 September 2026). Sector-level prices vary widely; for official minimums see Gurgaon circle rates and for asking prices by locality see /property-rates.

Is Q3 2026 a good time to buy in Gurgaon?

The data suggests a buyer's market at the top end and a steadier market in the middle. With price growth at 4% and the ₹5-10 crore band carrying more unsold homes, buyers in that band have room to negotiate payment plans, floor choice and inclusions. Below ₹5 crore, demand has held better, so expect less flexibility. Our ways to use this:

  • Compare a launch price with nearby ready resale on a per-sq-ft basis; at 4% growth, a launch premium takes years to earn back.
  • In the ₹5 crore-plus band, ask for a construction-linked plan rather than heavy upfront payments.
  • Check the HRERA registration and the project's own quarterly progress before relying on any 'sold out' claim.

Gurugram vs the rest of NCR in 2026

The split inside NCR matters more than the regional total. Knight Frank's nine-month data shows NCR sales down 11% while sales outside Gurugram rose 3% (Construction World, 9 October 2026), so the decline is concentrated in Gurugram, which also carries the most expensive supply. Prices tell the same story: Gurugram's 4% annual rise is the lowest of the NCR cities Knight Frank lists, against 7% in Noida and Faridabad and 17% in Delhi (Construction World). After several years in which Gurugram led price growth, the city is now consolidating while cheaper NCR markets catch up.

Nationally, launches have exceeded sales for 16 consecutive quarters and quarters-to-sell rose to 6.1 (Gulf Today, 24 October 2026). NCR's 8.0 quarters is well above that average, which means a typical new project in the region needs about two years of sales at the current pace to clear its stock (our reading of the quarters-to-sell measure).
