Updated 30 October 2026. Diwali is on Sunday 8 November and Dhanteras on Friday 6 November. We list an offer only if a dated 2026 source states it. Other builders may be running offers through sales offices or brokers, so finding nothing published does not mean nothing exists. We will add offers as we confirm them.
Which Gurgaon builders have confirmed Diwali offers in 2026?
- BPTP 'Pushpanjali': a 20 gm gold coin, white goods and smart home technology for buyers who book during the campaign period.
- Covers: BPTP residential projects in Gurugram and Faridabad. No project is named.
- Terms: subject to each project's terms and conditions, as stated by BPTP senior vice president of sales Saurabh Paliwal (India TV News, 20 October 2026). Outlook Money reported the same campaign on 27 October 2026, and says benefits may depend on the project.
- End date: not stated in either report.
Is the BPTP Pushpanjali offer still running?
We do not know. The reports came out around Navratri and neither gives a closing date, so the campaign may have been planned for Navratri rather than Diwali. Call BPTP or its authorised partner, ask whether it is open today and ask which projects it covers. Then get the answer in writing.
Do not assume any one BPTP project qualifies. Our pages for Downtown 66 and other BPTP projects give RERA details, not offer status: BPTP Downtown 66 Gurgaon: Price, RERA, Possession 2032
Is a gold coin better than a discount on a flat?
Compare in rupees. Value the coin at the day's gold rate, add the invoice price of the white goods, then ask whether the builder would cut the price by the same sum instead. By our arithmetic, a 1% cut on a ₹2 Cr home is ₹2 lakh, and it also lowers your stamp duty because duty follows the price, unless the circle rate is higher.
Also ask for the brand and model of the white goods, whether a gift is taxed or billed to you, and whether it arrives at booking or at possession.
What are stamp duty and registration charges in Gurugram?
Our state comparison has more: Stamp Duty and Registration in 2026: Karnataka vs Haryana vs Tamil Nadu, Side by Side
- Stamp duty, Haryana urban areas: 7% for men, 5% for women and 6% for joint purchases by a man and a woman (Housing.com; Godrej Capital).
- On a ₹2 Cr home that is ₹14 lakh, ₹10 lakh and ₹12 lakh, by our arithmetic.
- Registration fee: value slabs with a top slab of ₹50,000, not 1% of the price. The Haryana Cabinet revised the fee on 25 September 2018. Confirm the exact slab at the sub-registrar's office or with your lawyer.
- GST on an under-construction home: usually 5% without input tax credit, or about ₹10 lakh on ₹2 Cr by our arithmetic if charged on top.
How do I check a Gurgaon project on HRERA before booking?
- Go to haryanarera.gov.in, open the registered projects list for Gurugram and find the project by name or number.
- Match the promoter, the phase, your tower and the RERA date with what the sales team tells you.
- Under Section 13 of RERA, a promoter cannot take more than 10% of the price without a registered agreement for sale.
- Put the offer in your allotment letter or agreement. A gift promised only on WhatsApp or by a broker is hard to enforce.
Should I wait for Diwali or negotiate now?
You do not need a festive banner to negotiate. Knight Frank recorded NCR sales of 35,574 homes in January to September 2026, down 11%, with Gurugram holding 57% of NCR's unsold stock. Our reading is that asking for a better price is reasonable in many projects, though results vary by project: India's Housing Market Plateaus: Knight Frank's 9-Month 2026 Report, and What It Means in Bengaluru, Gurgaon and Chennai
Outlook Money reports that buyers are now looking past time-limited offers at price, location, construction quality and track record, which is sound advice. The RBI repo rate has been 5.50% since 7 October 2026, so ask your lender for a fresh rate before you work out the EMI.
