Updated 23 October 2026. We re-read the report and the earlier public record on unsafe buildings in Gurugram. MCG has not published the addresses in the report we could access, so this guide sets out the numbers, what a notice means, and the checks a buyer or tenant can run on any building.
How many unsafe buildings did MCG find, by zone?
The report does not say whether the buildings are houses, shops, floors or apartment towers, or where in each zone they stand. We do not guess at addresses.
- Zone 1: 35
- Zone 5: 18
- Zone 3: 12
- Zone 4: 9
- Zone 6: 9
- Zone 2: 4
- Total: 87, with notices to the owners of 66; the notice status of the other 21 was not given (PTI via PropNewsTime, 21 October 2026).
What happens after an MCG show-cause notice?
A show-cause notice gives the owner a chance to answer before the corporation acts. MCG said it will complete the mandatory procedures before further action, and that demolition may be pursued (PropNewsTime, 21 October 2026). In practice an owner's answer usually rests on a structural engineer's report and a plan for repair or vacation. If you rent or own in a building that receives a notice, ask the owner or association for a copy of the notice and of the reply.
Is this the first such list?
No. In April 2025 the Haryana Human Rights Commission criticised MCG over delays: 183 buildings had been identified as dangerous, 152 inspected, and the latest report then listed 54 as unsafe, with 15 inspections pending (PTI via The Week, 2 April 2025). The surveys used different scopes, so the 2025 and 2026 numbers are not directly comparable.
Checks to run before you buy or rent
- Occupation certificate: ask for the OC of the exact tower or floor, and match the tower name and floor count with the approved building plan. A tower with extra floors beyond the plan is a warning sign.
- Municipal notices: ask the seller, in writing, whether any MCG, DTCP or HSVP notice has been received for the building. Put the answer in the sale agreement as a representation.
- Structural report: for a building older than about 15 years, or any with visible cracks, seepage or exposed reinforcement, commission an independent structural engineer. A visual survey with rebound-hammer and core tests is a common starting point.
- Society records: in an apartment complex, ask the association for any structural audit report and the minutes where it was discussed.
- Alterations: check that no load-bearing walls or columns were removed in the flat you are buying or in the one below it.
- Builder floors: confirm the stilt-plus-four rules and sanctioned plan before buying; our checklist is here: Stilt Plus 4 Floors in Gurgaon: 2026 News and Buyer Checklist
If your own building gets a notice
- Do not ignore it. Note the reply date on the notice.
- Appoint a structural engineer quickly; a technical report is the basis of any reply.
- If you are one of many owners, act through the association so that one report and one reply are filed.
- Keep copies of every filing and receipt; they matter for insurance, any resale and any later dispute.
