Updated 22 October 2026. We opened each report or report summary again today, read the NCR table in Anarock's own Q3 PDF, and set the figures side by side. Most coverage quotes one report. This page explains why they disagree, adds corridor prices and the ticket-size split, and ends with what a buyer can do with this during the festive weeks.
What the four reports say
- Unnamed data firm, Q3 2026 (July–September): Gurgaon demand −8%, Noida −9%; NCR new launches −23% to 7,177 units; top six metros +7% on average (Whalesbook, 21 October 2026).
- Anarock, Q3 2026, NCR as a whole: sales about 13,750 units (−1% year on year); launches about 10,900 (−3% quarter on quarter, −14% year on year); unsold stock about 86,200 units; average price ₹9,980 per sq ft (Anarock Q3 2026 report, 8 October 2026).
- Knight Frank, January–September 2026: NCR sales 35,574 units (−11%), the only major market to decline. Gurugram accounted for most of the drop and holds 57% of NCR's unsold inventory. Sales outside Gurugram rose 3% (Construction World, 9 October 2026).
- PropEquity, Q3 2026, nine cities: sales 1,03,170 units (−6% year on year); launches 98,165 (−15% quarter on quarter). Delhi-NCR launches fell 19% quarter on quarter (Outlook Money, 26 September 2026).
- JLL, Q2 2026 (the latest it has published for NCR): 10,021 units sold in NCR (−9% year on year), with Gurgaon taking 43% of sales and 45% of launches (JLL, 14 August 2026).
Why do the reports disagree?
They cover different areas and periods. Anarock reports NCR as one market, so a weaker Gurugram can be offset by stronger Noida, Ghaziabad or Delhi. Its figures are not Gurugram-only. Knight Frank's figure covers nine months, not one quarter, so a slow first half weighs on it. The 21 October report gives a Gurgaon-only quarterly number but no named source, so treat it as indicative.
They also count sales differently. Each firm uses its own survey of projects and its own definition of a sale, so the levels will never match. The direction is what to compare. On that, three of the four point the same way: NCR volumes in 2026 are lower than in 2025, and Gurugram is where the slowdown is concentrated (Knight Frank, via Construction World, 9 October 2026).
Are Gurgaon property prices falling in 2026?
Not in the reported data. Prices rose more slowly than sales fell. Knight Frank puts Gurugram's year-on-year price growth at 4%, the lowest in NCR, against Delhi 17%, Ghaziabad 14%, Greater Noida 11% and Noida and Faridabad 7% (Construction World, 9 October 2026). JLL had Gurgaon capital values up 1.9% on the quarter and 10% on the year in Q2 2026 (JLL, 14 August 2026). Anarock says NCR led price growth among the top seven cities in Q3, at 12% year on year (Anarock, 8 October 2026).
So the honest reading is: fewer homes are selling, and price growth in Gurugram has slowed to the lowest in NCR. That is a slower market, not a crash. We do not forecast prices.
Average price per sq ft in Gurgaon, by corridor
These are averages across new and under-construction projects. A single project can sit well above or below them.
- Gurugram average (H1 2026): ₹13,350 per sq ft (Anarock, cited by Outlook Money, 18 October 2026).
- Dwarka Expressway (H1 2026): ₹14,180 per sq ft, up from about ₹6,032 in 2021 (Anarock, cited by Outlook Money, 18 October 2026).
- Southern Peripheral Road: about ₹16,249 per sq ft, up 18.4% in a year (Square Yards, cited by Outlook Money, 18 October 2026).
- NCR average (Q3 2026): ₹9,980 per sq ft on basic selling price (Anarock, 8 October 2026).
Which budgets slowed, and which held
Put together, the slowdown is sharpest in the ₹5–10 crore band, where a lot of recent Gurugram supply sits. The ₹2–5 crore band, where many end users buy, has been steadier.
- ₹5–10 crore homes: NCR sales fell 39% to 4,033 units in January–September 2026 (Knight Frank, via Construction World, 9 October 2026).
- ₹2–5 crore homes: demand held steady over the same period (same source).
- New supply is skewed to the top: 62% of NCR's Q3 launches were priced above ₹1.5 crore and 34% above ₹2.5 crore, the highest luxury share among the top seven cities (Anarock, 8 October 2026).
- Background: Gurugram launched 23,809 homes worth ₹1.38 lakh crore in 2025, an average above ₹6 crore per unit, including about 7,430 homes above ₹5 crore (PropEquity, cited by India TV, 20 October 2026).
Which Gurgaon corridors are still active?
Knight Frank says Q3 launches clustered along Sohna, Dwarka Expressway, NH-24 and Yamuna Expressway; the first two are in Gurugram (Construction World, 9 October 2026). For luxury homes, JLL found that the Southern Peripheral Road took 39% of Gurugram's luxury sales in H1 2025, and SPR and Dwarka Expressway together took 61% (cited by Outlook Money, 18 October 2026). Both corridors appear in our area pages: Dwarka Expressway, Gurgaon and Southern Peripheral Road, Gurgaon.
What this means for a buyer this festive season
The festive window runs from Dussehra (20 October) through Dhanteras (6 November) to Diwali (8 November) this year (Outlook Money, 18 October 2026). With volumes down and unsold stock concentrated in Gurugram, a buyer has more room to ask questions and compare offers than a year ago.
- Compare like with like: ask every developer for an all-in cost sheet (basic price, preferential location charges, parking, club, EDC/IDC and maintenance deposit) on the same carpet area.
- Check stock: on the HRERA Gurugram portal (haryanarera.gov.in), look at how many units the project registered and its RERA completion date.
- Read offers in writing: a festive discount or payment plan only counts if it is in the allotment letter or builder-buyer agreement.
- Ready versus under-construction: a ready home with an occupation certificate removes construction risk; an under-construction one usually costs less upfront. Decide which risk you prefer.
- Don't buy on the headline: a 'demand fell' story is about the whole market, not the project you are looking at.
