Unlike Haryana, Karnataka has no separate retirement-housing policy that we could find, so the protection you get is the K-RERA registration and the contract. This guide covers projects, prices, the three ways to house a parent, and what to check.

Why senior living in Bangalore is in the news

Three announcements in 2026 brought new supply. On 29 January, Columbia Pacific's Serene Communities said it would invest ₹3,000 crore across 13 projects in six cities, naming Serene Canterbury and Serene Amara in Bengaluru and a project in Budigere with Garden City. On 26 February, Brigade Group and Primus Senior Living announced three senior living communities in Bengaluru and other South Indian locations, with an expected gross development value of about ₹750 crore and around 600 units. On 24 June, Primus and Gopalan Enterprises unveiled Primus Olympia, a 112-home community off Mysore Road.

The Brigade and Primus projects had not been named or launched when the partnership was announced, so treat them as news. Book only a project with a K-RERA registration you can open yourself.

Senior living projects in Bangalore, by location

Prices are asking prices from listing sites or launch reports, as named. Ask each developer for a current cost sheet.

  • Devanahalli, Embassy Springs: Serene Amara by Columbia Pacific (promoter Embassy-Columbia Pacific ASL). K-RERA lists 239 homes: 102 one-bedroom units of 52.3 sq m carpet and 137 two-bedroom units of 70 sq m carpet, with a first occupancy certificate dated 3 December 2025. A listing site shows 1 BHK of 918 to 929 sq ft at ₹65 to ₹65.77 lakh and 2 BHK of 1,285 to 1,315 sq ft at ₹91 to ₹93.1 lakh, plus other charges. Project page: Embassy Serene Amara By Columbia Pacific Devanahalli.
  • Kumbalgodu, off Mysore Road: Primus Olympia by Primus Senior Living and Gopalan Enterprises. 112 two-bedroom homes of 980 to 1,030 sq ft for residents aged 55 and above, in a G+13 block within a 16-acre township, from ₹98 lakh, with possession reported as about six months away in June 2026. Listed services include 24/7 medical support, an on-campus clinic and nursing, physiotherapy and chef-prepared meals.
  • Devanahalli, Brigade Orchards: Parkside, Brigade's first senior living community, has been operating since 2017. For the wider township see Juniper At Brigade Orchards Devanahalli.
  • Budigere Cross: Columbia Pacific's The Virtuoso, 158 apartments on a two-acre site designed to accessible-housing requirements, per its architects.
  • Near Nandi Hills: Serene Canterbury, listed by Serene as an ongoing Bengaluru project.

Assisted living and care homes: the rental side

Not every family needs to buy. Care-led operators rent rooms with nursing and meals. Athulya lists assisted living centres in Kasavanahalli and in Whitefield (R Narayanapura). Antara runs care homes in several Bengaluru localities.

Cost: ElderNest's January 2026 planning estimates for Bangalore are ₹25,000 to ₹70,000 a month for assisted living, ₹60,000 to ₹1,20,000 for nursing homes and ₹75,000 to ₹1,50,000 for dementia care. It notes some facilities ask three months' advance as deposit. These are ranges, not quotes; get an itemised quote with GST.

What does senior living cost per sq ft in Bangalore?

Do the carpet-area arithmetic, because senior projects carry large common areas such as clubhouses, clinics and wide corridors.

  • Serene Amara 2 BHK: ₹91 lakh for 1,285 sq ft is about ₹7,080 per sq ft on the listed area. K-RERA puts the 2 BHK carpet at 70 sq m, or about 753 sq ft. ₹91,00,000 ÷ 753 = about ₹12,085 per sq ft of carpet. The listed area is about 1.7 times the carpet.
  • Primus Olympia 2 BHK: ₹98 lakh for 980 sq ft is about ₹10,000 per sq ft on the listed area. Ask for the carpet area from the agreement before comparing.
  • Monthly service fees are extra in both cases and were not published on the pages we read. Ask for the fee, what it covers, and how it is revised.

Buy a senior home, buy an ordinary flat, or rent assisted living?

A simple comparison: ₹91 lakh to buy a 2 BHK at Serene Amara, against assisted living at ₹50,000 a month (inside ElderNest's range), which is ₹6 lakh a year, or ₹60 lakh over ten years before any increase. Buying keeps an asset; renting keeps flexibility. Many families do both in sequence.

  • Buy a senior living home: you get age-friendly design, a community and on-site services, but resale is limited to eligible buyers and you pay a service fee for life. Best when parents are independent and want company.
  • Buy an ordinary flat near a hospital: more resale demand and no age rules, but you arrange care yourself. In north Bengaluru, Aster CMI is on New Airport Road at Hebbal; in the east, Manipal Hospital runs a hospital in Whitefield. See Hebbal, Bangalore or Whitefield, Bangalore.
  • Rent assisted living: no capital locked in and care on tap, but costs rise each year. Best when daily help is already needed.

What rules protect a senior living buyer in Karnataka?

  • K-RERA: the project must be registered and the registration page shows units, approvals and progress. Use The 9-Point RERA Checklist Every Buyer Should Run.
  • MoHUA Model Guidelines (2019): the central housing ministry released model guidelines for retirement homes that set out residents' basic rights and a model tripartite agreement between developer, service provider and buyer, with standards for design, lifts, corridors, medical and safety. They are a model for states, not a Karnataka law.
  • No state policy found: we could not find a Karnataka retirement-housing policy like Haryana's. For contrast, read Senior Living in Gurgaon 2026: Projects, Prices, Rules.
  • The contract is the protection: get the service agreement, the age rule, the resale rule and the fee formula in writing before paying.

What to check before you book a senior living home

  • Who runs the services, under what contract, and for how long?
  • Is the service fee fixed, linked to inflation, or open-ended? Ask for the last three years' fee history in an operating project.
  • What exactly is on site: a doctor, nurses, an ambulance, or a tie-up with a hospital?
  • Which hospital is the nearest emergency department, and how long is the drive at peak time?
  • Who can buy on resale, and can children inherit and live there?
  • Can an NRI child co-own or pay? See NRI Buying Property in Bangalore (2026): FEMA Rules, Taxes, Repatriation and Documents.
  • What happens to the service if the operator changes?
  • Visit an operating community, eat a meal, and talk to residents.

  • Children abroad who fly in often: Devanahalli and Budigere, close to the airport.
  • Family based in south or west Bengaluru: Kumbalgodu on Mysore Road.
  • Parent needing daily clinical care: an assisted living centre close to a major hospital, rented first.
  • Independent parents who want to stay near you: an ordinary flat in your own neighbourhood, with home care later.
