Studios suit single professionals, first-time buyers and some investors. They also carry real caveats on loans, resale and legal status. This guide covers each.

What counts as a studio apartment?

A studio puts the living area, sleeping area and kitchen in one main room, with a separate bathroom. Developers sometimes call the same product a 1 RK or a 'smart studio'. Some projects described as studios are actually serviced apartments on commercial land, which changes the legal picture (see below).

If you want a separate bedroom, compare with 1 BHK options in 1 BHK Flats in Bangalore (2026): Prices, Under ₹50 Lakh, Investment and 1 BHK, Bangalore.

Where are studio apartments in Bangalore, and what do they cost?

Homebazaar's studio listings page showed these asking prices on 17 October 2026:

How studio prices have moved since 2014

In 2014 Deccan Herald reported studios in Bangalore at about ₹14 lakh to ₹26 lakh for 450 to 650 sq ft, bought mostly by young IT professionals earning around ₹40,000 to ₹50,000 a month. The October 2026 listings above run from ₹38 lakh to ₹59 lakh, often for smaller units. Studios have become a mid-priced product rather than a budget one, so compare carefully with a small 1 BHK in the same belt.

Rental yield: a worked example

Square Yards showed an average studio rent of ₹15,000 a month in Whitefield and ₹41,000 in Hebbal in its September 2026 data. The gap is too large to be one product; the Hebbal figure likely includes furnished or serviced units. Always check live listings in the exact building.

Studio or 1 BHK: which should you buy?

Look at rents side by side. In the same September 2026 Square Yards data, the average 1 BHK rent was ₹20,200 in Whitefield against ₹15,000 for a studio. In Electronic City and Yelahanka, Square Yards showed 1 BHK rents of ₹30,250 and ₹28,000 but no studio figure, which itself tells you studios are a thin rental segment there.

Then compare prices in the same project or belt. If a 1 BHK costs only a little more than a studio, the 1 BHK usually wins on both rent and resale, because couples and small families can use it. A studio makes sense when the gap is wide, when you will live in it yourself as a single person, or when the location (next to a tech park, campus or the airport) brings a steady stream of single tenants.

  • Choose a studio if: the price gap to a 1 BHK is large, you will live alone, and the building already has studio tenants.
  • Choose a 1 BHK if: the gap is small, you may marry or have a child within five years, or you care most about resale.
  • Either way: check the carpet area, not the listed area, before comparing price per sq ft.

Running a studio as a rental

  • Furnishing: most studio tenants expect a bed, wardrobe, fridge and washing machine. Budget for it and for replacing items between tenants.
  • Management: if you live outside Bangalore, decide who will handle tenant checks, repairs and the rental agreement.
  • Short stays: check the association's rules before listing on short-stay platforms; many apartment by-laws restrict them.
  • Tax: rent is taxable as income from house property. See How Rental Income From Property Is Taxed in India.

Who buys studio apartments?

  • Single professionals who want to own near work at a lower ticket size than a 1 BHK.
  • First-time buyers who want to stop paying rent.
  • Investors looking for a small cheque, usually near tech parks, colleges or the airport.
  • Parents buying for a child studying or starting work in the city.
  • Not ideal for: families planning children, or anyone who works from home every day.

Home loans, GST and costs on a studio

Loan-to-value: RBI's October 2015 rules let banks lend up to 90% of the property value on loans up to ₹30 lakh, 80% on loans from ₹30 lakh to ₹75 lakh, and 75% above ₹75 lakh. For a ₹45.62 lakh studio, an 80% loan is ₹36.5 lakh, so you need at least ₹9.12 lakh plus stamp duty and registration from your own pocket. Banks may also look harder at very small units, so get loan approval before paying a booking amount. See Home Loan Guide for Bangalore Buyers (2026): Eligibility, LTV, Documents and EMI.

GST on under-construction studios: since 1 April 2019, a home in a metro such as Bengaluru with a carpet area up to 60 sq m and a value up to ₹45 lakh qualifies as affordable housing at 1% GST without input tax credit; other homes pay 5%. On the ₹38 lakh Sattva Lumina listing, 1% is ₹38,000 against ₹1.9 lakh at 5%, if the project qualifies. The ₹45 lakh test uses the gross amount the builder charges, including parking and other charges, so ask for the GST line on the cost sheet. Ready homes with an OC attract no GST.

Resale caveats

  • Smaller buyer pool: families rule studios out, so resale depends on investors and single buyers.
  • Supply inside townships: many studios sit inside large mixed projects with 1 to 3 BHK homes, so you compete with the developer's own new stock when you sell.
  • Rent volatility: as the portal rent gap shows, rents differ sharply by furnishing and building, so do not assume the city average.
  • Ready vs under construction: a ready studio lets you check the actual rent; an under-construction one is a bet on the future.
  • K-RERA registration and the carpet area in the agreement. Studios are small, so loading matters; use Carpet, Built-Up and Super Built-Up Area: A Worked Example for Bengaluru Buyers.
  • Residential, not commercial: some 'studios' are serviced apartments on commercial land. That can mean commercial property tax and a commercial power connection. In 2022 BBMP cross-checked BESCOM data and found 12,003 properties in commercial use paying residential tax, with ₹131 crore in defaults. Confirm the land use, the khata and the BESCOM category.
  • Khata: an A-khata or e-khata in the flat's name. See A-Khata, B-Khata and e-Khata in Bengaluru (2026): What a Buyer Must Check Now.
  • Occupancy certificate for ready units.
  • Association rules on short-term rentals, if you plan to let it furnished.
  • Water source and summer tanker spend, as for any Bangalore flat.
