This page shows where Bengaluru stands against other cities, what the hike changes, and how to run the numbers for your own budget. For EMI tables at ₹50 lakh, ₹1 crore and ₹2 crore, see Home Loan EMI After the RBI Hike (2026): ₹50 Lakh, ₹1 Crore, ₹2 Crore.

How affordable is Bengaluru compared with other cities?

Knight Frank's index measures the share of household income needed to pay a home loan EMI. It treats 50% as the line above which housing is unaffordable. In H1 2026 the eight cities stood as follows:

  • Ahmedabad 23%
  • Kolkata 25%
  • Pune 28%
  • Chennai 29%
  • Bengaluru 35%
  • Hyderabad 41%
  • NCR 67%
  • Mumbai region 69%

Why did affordability barely improve despite rate cuts?

Between February 2025 and mid-2026 the RBI cut the repo rate by a cumulative 1.25%. Knight Frank said the cuts only partly balanced rising prices, and Bengaluru's ratio rose marginally from a year earlier. Prices kept climbing: ANAROCK's Bengaluru average base price was ₹9,600 per sq ft on super built-up area in Q3 2026, up 8% in a year.

Now the rate tailwind has reversed. On 7 October 2026 the RBI raised the repo rate by 0.25% to 5.50% and moved to a 'calibrated tightening' stance, projecting FY27 inflation at 5.2%. Its next meeting is on 2–4 December 2026.

What did lenders do after the hike?

Repo-linked home loans moved within days. On 18 October 2026:

  • SBI's home loan page showed rates from 7.50%, effective 15 October 2026.
  • SBI's MCLR rose from the same date, with the three-year MCLR at 8.95% (from 8.80%). This matters if you have an older MCLR-linked loan.
  • HDFC Bank's page showed its range as repo plus 2.50% to 7.95%, which is 8.00% to 13.45% with the repo at 5.50%.
  • The best rates go to borrowers with strong credit profiles. Your sanctioned rate may be higher. Collect at least three sanction letters before you choose.

Worked example: the income a typical new Bengaluru flat needs

We use ANAROCK's citywide average and a common 2 BHK to 3 BHK size. Your project, size and charges will differ, so swap in your own numbers.

  • Base price: 1,200 sq ft × ₹9,600 per sq ft = ₹1,15,20,000.
  • Loan at 80%: ₹1,15,20,000 × 0.80 = ₹92,16,000. Down payment: ₹23,04,000, plus GST, stamp duty, registration and other charges, which banks do not fund. See Karnataka Stamp Duty and Registration Fee in 2026: What a Bengaluru Flat Really Costs.
  • EMI over 20 years: about ₹72,800 at 7.25%, ₹74,200 at 7.50%, ₹75,700 at 7.75% and ₹77,100 at 8.00%.
  • Cost of the 0.25% hike at the 7.50% level: ₹74,243 − ₹72,841 = about ₹1,400 a month, or about ₹16,800 a year.
  • Income needed to keep the EMI at 50% of income (Knight Frank's ceiling): ₹74,243 ÷ 0.50 = about ₹1.48 lakh a month.
  • Income needed to keep it at 35% (Bengaluru's H1 2026 average): ₹74,243 ÷ 0.35 = about ₹2.12 lakh a month, or about ₹25.5 lakh a year.
  • Over 30 years at 7.50% the EMI drops to about ₹64,400, which needs about ₹1.84 lakh a month at 35% or ₹1.29 lakh at 50%, but you pay interest for ten more years.
  • If your sanctioned rate is 8.00%, the floor of HDFC Bank's current range, the 20-year EMI is about ₹77,100 and the income needed at 35% rises to about ₹2.20 lakh a month.

What if my budget is lower?

The same arithmetic at three loan sizes, 20 years, before and after a 0.25% rise from 7.25% to 7.50%:

  • ₹60 lakh loan: EMI about ₹47,400 rising to ₹48,300. Income at 35%: about ₹1.38 lakh a month.
  • ₹80 lakh loan: EMI about ₹63,200 rising to ₹64,400. Income at 35%: about ₹1.84 lakh a month.
  • ₹1 crore loan: EMI about ₹79,000 rising to ₹80,600. Income at 35%: about ₹2.30 lakh a month.

What does a 35% EMI-to-income ratio mean in practice?

It means that, on Knight Frank's assumptions, a typical Bengaluru household buying a typical home would hand about ₹35 of every ₹100 it earns to the bank each month. The rest has to cover rent until possession (for an under-construction flat), school fees, transport, maintenance charges and savings. A ratio is an average, not a limit your bank will apply to you.

Three things make your own ratio different from the city figure.

  • Your price: a home in a premium central locality can cost far more per sq ft than ANAROCK's citywide ₹9,600 average, and an edge-of-city launch can cost less.
  • Your rate: the city ratio assumes a typical rate; your sanction depends on your credit score, employer and loan size, and repo-linked loans now reset higher after the October hike.
  • Your other loans: a car loan or personal loan EMI eats into the same income. Lenders look at all your EMIs together, not only the home loan.

What changes for people who already have a home loan?

If your loan is linked to an external benchmark such as the repo rate, the 0.25% rise will reach you at the reset date in your loan terms. Depending on your lender and your choice, it shows up as a higher EMI or a longer tenure; ask which, in writing.

  • On a ₹50 lakh balance with 20 years left, moving from 7.25% to 7.50% raises the EMI by about ₹760 if you choose to keep the tenure fixed (₹39,519 to ₹40,280).
  • Older MCLR-linked loans follow the bank's MCLR. SBI raised its three-year MCLR from 8.80% to 8.95% on 15 October 2026.
  • Ask your lender in writing which benchmark your loan uses and when it resets. A switch to a lower-spread loan can save more than the hike costs.

How do I make a Bengaluru home affordable on my income?

Should I wait for rates to fall before buying?

Nobody can time it. The RBI has said 'calibrated tightening' takes cuts off the table for now, and its December meeting could bring another hike or a pause. Meanwhile ANAROCK reports Bengaluru prices up 8% in a year. On our example, a 2% rise in the flat price adds about ₹2.3 lakh to the price, while a 0.25% rate rise adds about ₹1,400 to the monthly EMI.

A floating-rate loan falls when rates fall, so buying when the numbers work for your income and refinancing later is usually more practical than waiting. What existing borrowers should do is in After the RBI Rate Hike: Should You Prepay Your Home Loan, Switch to Fixed, or Invest? (October 2026).
