Updated 23 October 2026. We re-opened the RBI's policy resolution, ANAROCK's Q3 data as reported by Storyboard18 and Investment Guru India, PropEquity's figures via Trak.in, Knight Frank's via Outlook Money, and SBI's rate change via Business Today. We use no forecasts of our own and no data we could not trace to a dated source.

Data point 1: are Bangalore prices still rising?

Yes. ANAROCK reports average residential prices in Bengaluru up 8% year on year in Q3 2026 (Storyboard18, 28 September 2026), against about 7% across the seven largest cities (Investment Guru India, 9 October 2026). That is slower than the double-digit rises some reports showed earlier in the year, but it is still a rise. Data point 2: is demand holding up?

It depends on the counter, but none shows a fall. ANAROCK: 16,670 homes sold in Q3 2026, up 12% on the year (Storyboard18). PropEquity: 17,340 homes, up 1% (Trak.in, 5 October 2026). Knight Frank: 43,140 homes in January to September, up 5% (Outlook Money, 8 October 2026). ANAROCK chairman Anuj Puri summed it up as resilient demand with more measured growth ahead (Storyboard18). Data point 3: is there enough supply to give buyers choice?

Yes, in the premium bands. ANAROCK counts 17,720 launches in Bengaluru in Q3 2026, up 17% on the year, and about 81% of them were priced between ₹80 lakh and ₹2.5 crore (Storyboard18, 28 September 2026). More launches mean more choice and more room to compare payment plans. They do not mean cheap homes: under ₹80 lakh, new supply in Bengaluru is thin. Data point 4: what did the RBI's October hike change?

  • Repo rate: up 25 basis points to 5.50%, decided unanimously; the stance changed to 'calibrated tightening' (RBI, 7 October 2026).
  • Direction: the MPC said rate cuts are off the table in the near term and the next action can only be a hike or a pause (RBI, 7 October 2026).
  • Banks followed: SBI raised its external-benchmark and repo-linked lending rates by 25 basis points from 15 October 2026, and regular home loans now range from 7.50% to 8.80% (Business Today, 18 October 2026).
  • Our arithmetic: on a ₹1 crore, 20-year loan, the EMI is about ₹83,640 at 8.00% and about ₹85,210 at 8.25%, roughly ₹1,560 a month more for a quarter-point rise.

Data point 5: what could make waiting pay off?

Waiting pays only if prices fall or rates fall. On October's data neither is signalled: prices are up 8% a year (ANAROCK) and the RBI has ruled out near-term cuts. Waiting can still be right for you personally, for example if your job is uncertain, your down payment is not ready, or you are unsure which part of the city you will work in. So who should buy now, and who should wait?

  • Buy now if: you will live in the home for seven years or more, your EMI stays under about 40% of take-home pay even if rates rise another 0.5%, and you have six months of EMIs in reserve.
  • Consider waiting if: your income is uncertain, you would need a top-up or personal loan to fund the down payment, or you are buying mainly to sell within two to three years.
  • Whichever you choose: compare a nearing-possession home with an under-construction one. Paying EMI and rent together for three years can cost more than a slightly higher price for a ready home. • Where you buy matters more than when. Infrastructure that is genuinely under construction, such as the Pink Line and the Airport Blue Line, supports areas like Hebbal, Bangalore, Nagawara, Bangalore, Kr Puram, Bangalore and Hennur Road, Bangalore better than projects still at the tender stage.
