Where is IKEA Gurugram?

In Sector 47, on a 10-acre plot IKEA bought from the Haryana Urban Development Authority, announced on 2 November 2017 as its fourth Indian land parcel after Hyderabad, Mumbai and Bengaluru (IKEA India newsroom). A construction-update page places the site at Bakhtawar Chowk towards Sohna Road, with Millennium City Centre on the Yellow Line as the nearest metro station (Setkar, 23 September 2025).

What did the October 2026 Sweden visit add?

A separate July 2026 report described the Gurugram plan as a full-format Ingka Centre with an estimated investment of €400 million, about ₹3,600 crore (SuperLuxeRE, 25 July 2026). That is a real-estate firm's summary, so we treat the ₹3,500 crore figure from the state visit as the firmer number.

  • Haryana and Swedish parties signed letters of intent worth ₹4,000 crore: ₹3,000 crore signed by the state government and ₹1,000 crore in retail and warehousing (Hindustan Times via Projects Gurgaon, 16 October 2026).
  • IKEA's proposed integrated project in Gurugram was cited at ₹3,500 crore. The report lists it among Swedish companies' projects and does not say it was one of the LOIs (Hindustan Times via Projects Gurgaon).
  • Gurugram and Stockholm agreed a sister-city collaboration on urban development and knowledge exchange, and Haryana is exploring the model for new urban centres along the KMP Expressway, as outlined by Urban Local Bodies Minister Vipul Goel (Hindustan Times via Projects Gurgaon).

What will the IKEA Gurugram project include?

IKEA's 2017 announcement described a store of about 4 lakh sq ft with roughly 9,500 products, 1,000 parking spaces, a children's play area and a 1,000-seat restaurant, and estimated 800 direct jobs, half for women, plus about 1,500 indirect jobs per store (IKEA India newsroom). The 2026 description as an 'integrated project' suggests more than a standalone store, but no updated floor area or tenant mix has been published. Treat the 2017 store figures as the original plan, not the final design.

IKEA Gurugram opening date

Not announced. The timeline has moved more than once:

  • August 2025: Business Standard reported the Gurugram and Noida centres were expected to open in 2026 and 2028 respectively (headline and summary only; the page was not accessible to us).
  • September 2025: a construction-update page said work was in full swing and that insiders expected opening in 2025–26, with no official date (Setkar, 23 September 2025).
  • July 2026: SuperLuxeRE wrote that the Gurugram store was expected in roughly two years, which would mean around 2028 (SuperLuxeRE, 25 July 2026).

Is there an IKEA store in Delhi-NCR already?

Yes, in smaller formats. SuperLuxeRE reported that IKEA's Saket store at DLF Avenue opened on 30 July 2026, about 30,000 sq ft over two floors with nearly 3,000 products, as IKEA India's second Delhi city store after Pacific Mall, Tagore Garden (SuperLuxeRE, 25 July 2026). The Gurugram project is the large-format piece.

IKEA and Bakhtawar Chowk traffic

The site sits at one of south Gurugram's busiest junctions. Bakhtawar Chowk already carries more than 10,000 passenger car units, and the proposed IKEA store is expected to add to traffic demand (PropNewsTime, 27 October 2026). The planned fix, a double-decker flyover and metro station with a future underpass to Medanta, is waiting on a design approval from GMDA, with no completion date. If IKEA opens first, expect heavier weekend traffic on the Subhash Chowk–Sohna Road stretch until the junction is rebuilt.

Will IKEA raise property prices in Sector 47 and Sohna Road?

There is no published study of IKEA's effect on Gurugram prices, and we will not invent one. Our reading: a large retail anchor adds convenience and jobs, which supports rental demand for nearby homes, but the same project adds traffic at a junction that is already congested. For an owner, the convenience is a modest positive; for a buyer, it is not a reason to pay above comparable sales. Price a home in Sectors 46 to 50 on today's commute and recent transactions.

  • Check recent registered sale rates for the sector, not listing prices.
  • Drive Bakhtawar Chowk at weekend peak as well as weekday rush hour.
  • Ask whether the society's access road feeds into Bakhtawar Chowk or Subhash Chowk; the answer matters more than distance to the store.
