Updated 19 October 2026. We re-opened the UNI report of the notification, the Urban Acres analysis, the Grant Thornton summary of the Haryana GCC Policy 2026 and HSVP's March 2026 auction notice, and searched for any October FAR notification. Current coverage lists the stations. This article explains what TOD status means for a flat buyer versus a landowner, how to check a parcel, and how office incentives tie in, and it keeps the corridor apart from Gurugram's other Namo Bharat line.

What did the 22 September notification change?

  • What: the revised Sarai Kale Khan-Gurugram-Bawal Namo Bharat RRTS corridor was brought into the TOD policy. The change took effect immediately, after state approval on HMRTC's recommendation (UNI, 23 September 2026).
  • What it replaced: the older SNB alignment to Shahjahanpur, Neemrana and Behror, which had been added at Serial No. 9 of the policy by an amendment of 4 October 2021. The new alignment ends at Bawal (UNI, 23 September 2026).
  • Who signed: Anurag Agarwal, Additional Chief Secretary, Town and Country Planning (UNI, 23 September 2026).
  • Parent policy: Haryana first notified its TOD policy on 9 February 2016 (UNI, 23 September 2026).

Where are the Namo Bharat stations in Gurugram?

Twelve stations are listed on the Haryana stretch, eight in Gurugram district and four in Rewari district (Urban Acres, 29 September 2026, citing Live Hindustan). Station sites are proposed and can shift as design progresses.

What FAR is allowed in a TOD zone in Haryana?

For the existing metro corridors, Haryana's TOD rules allow FAR 3.5 within 500 m of a station (the intense zone) and 2.5 between 500 m and 800 m (the transition zone) (Urban Acres, 29 September 2026). FAR is the ratio of built-up floor area to plot area, so higher FAR means more floors on the same land.

For the new Namo Bharat zones the extra FAR is not yet set. District town planner Praveen Chauhan said in late September that clarity could come the following month (Urban Acres, 29 September 2026). Current position, 19 October 2026: we found no DTCP notification fixing the FAR for these zones. Until it is notified, nobody can tell you exactly how much more can be built on a given plot.

Extra FAR is not free. HSVP's 3 March 2026 commercial auction notice shows that for sites in a TOD zone, the reserve price already includes the tentative cost of additional FAR 'as per TOD Policy dated 18.03.2019', with other TOD charges extra (HSVP, 3 March 2026).

What TOD status means for you: flat buyer versus landowner

  • Landowner or plot buyer: the main beneficiary. Higher FAR can raise what a plot can be developed into, but only after the FAR is notified and the TOD charges are paid.
  • Apartment buyer in a new project: a developer using TOD FAR pays for it, and that cost sits inside the price per sq ft. Expect taller buildings and more density nearby.
  • Resident of an existing society: little direct change to your title or FSI. Your surroundings may densify over time as nearby plots are redeveloped.
  • Everyone: a station within 1.5 km does not mean a short walk. 1.5 km is roughly a 20-minute walk; check the actual route.

The Haryana GCC Policy 2026, valid for five years from 27 May 2026, gives global capability centres larger incentives in TOD zones. In Gurugram, capex reimbursement is 50% outside TOD zones and 65% inside them; opex support is 50% for five years outside and 65% for seven years inside (Grant Thornton Bharat, 12 June 2026). The policy aims for more than 100 new GCCs and over 30,000 jobs (Grant Thornton Bharat). If offices cluster near stations, homes within commuting distance benefit from the shorter trip; that is a planning intent, not a promise.

When will the Delhi-Gurugram-Bawal Namo Bharat be ready?

No commissioning date was given in the reports we checked. The corridor is estimated at about ₹35,000 crore; NCRTC has sought about 99 acres near Panchgaon for a depot and about 24 acres in Dharuhera, GPS and topographical surveys are done, and pile tests have been carried out at 22 locations (Urban Acres, 29 September 2026). That is pre-construction work. Plan on years, not months.

Don't mix it up with the Gurugram-Faridabad-Noida line

Gurugram also features in a separate Namo Bharat corridor to Faridabad, Noida and Greater Noida. HMRTC has proposed 18 metro stations along it, eight in Gurugram on the roughly 14.5-km Iffco Chowk-Gwal Pahari stretch, with interchanges at Iffco Chowk and Sector 61 (Swarajya, 21 March 2026). For that corridor, the Haryana alignment and station locations are finalised and the DPR has been circulated for feedback (The Tribune, 8 October 2026). The 22 September TOD notification is about the Delhi-Gurugram-Bawal line.

How to check if a property is in a TOD zone

  • Get the plot's exact location: khasra number, sector and GPS pin.
  • Check the DTCP Haryana policy and notifications page (tcpharyana.gov.in) for the TOD policy, its annexure and any FAR notification for this corridor.
  • Look at the DTCP development plan and zoning plan for the sector; TOD zones are marked around notified stations.
  • For new projects, ask the developer whether the approved building plan uses TOD FAR and whether TOD charges are paid; it should match the HRERA registration.
  • Measure distance from the proposed station site, not from the highway; station locations can still move.
