It is the first time in nearly a decade that the BDA has allotted sites to the public at a fixed price; since the Nadaprabhu Kempegowda Layout allotment, BDA-developed sites have been sold only by public auction (Deccan Herald, 15 October 2026).

The sites and what they cost

The BDA has offered three sizes. Prices are at the fixed rate, which the BDA notifies as ₹64,584 per sq m; square-foot sizes are our conversions.

  • 9 × 12 m (108 sq m, about 1,163 sq ft): 2,500 sites, ₹69.75 lakh each.
  • 12 × 18 m (216 sq m, about 2,325 sq ft): 300 sites, ₹1.39 crore each.
  • 15 × 24 m (360 sq m, about 3,875 sq ft): 15 sites, ₹2.32 crore each.
  • On top of the price: a registration fee and an initial deposit of ₹8.7 lakh to ₹29 lakh, depending on the site size (Deccan Herald, 15 October 2026).
  • Provisional: the BDA describes the notified rate and the resulting site values as provisional; the final amount can change when the allotment letter is issued, and the site count can also change (NammaWard, reading the BDA notification and FAQ).

Who can apply

  • Age: at least 18 years old.
  • Residence: at least 15 years in Karnataka.
  • Ownership limits: the BDA's ownership and previous-allotment restrictions extend to the applicant, spouse and dependent family members (NammaWard).
  • Reservation: sites are allotted within reservation categories, with relaxations for some categories as set out in the notification.

How to apply before 31 October

  • Apply online on the BDA website, or at designated banks and Karnataka One, Bangalore One and Grama One centres (Deccan Herald, 15 October 2026).
  • Pay the registration fee and the initial deposit for the size you want. Reports of the registration fee range from ₹2,000 to ₹5,000, and the BDA's documents differ on whether it is refunded, so ask the BDA in writing before you rely on a refund (NammaWard).
  • The initial deposit is refunded without interest to an unsuccessful applicant (NammaWard). Keep the payment challan, the application acknowledgement and the bank details used for the refund.
  • Check every field before you submit: a saved draft can be edited, a submitted application cannot.
  • Deadline: noon on 31 October 2026.

How sites are allotted

Allotment is not first come, first served. According to the BDA's FAQ, previous eligible attempts at BDA allotment are considered within each reservation category; where attempts are equal and eligible applicants outnumber sites, the older applicant gets preference (NammaWard). The BDA says it will publish the allotment-letter timeline on its website.

General-public allotment follows the landowner and incentive-site sequence the Supreme Court directed for this layout, so public sites are handled after landowners' entitlements (NammaWard).

Where the layout is, and why buyers are interested

The layout lies in North Bengaluru near Kempegowda International Airport and is expected to connect to the planned Bengaluru Business Corridor, the former Peripheral Ring Road (Deccan Herald, 15 October 2026). Villages within it include Ramagondanahalli, Kempapura and Doddabettahalli, whose residents have objected to betterment charges the BDA plans to levy on existing properties in the layout area (Deccan Herald).

Before you apply: five checks

  • Budget the full outlay: price, registration fee, deposit, stamp duty and registration at allotment, then the cost of building. Stamp duty in Karnataka: Bangalore stamp duty calculator
  • Treat the price as provisional until the allotment letter, as the BDA itself does.
  • Plan for time: the BDA has not given an allotment date, and a site needs roads, water and power before a house can go up. Ask what infrastructure is complete in the block you are allotted.
  • Compare with what you would otherwise buy. A ready plotted development or an apartment may cost more per sq ft but can be lived in sooner.
  • Keep the paperwork that proves eligibility, especially for the 15-year residence rule, ready before you pay.
