This page lists the deals, works out the implied price per sq ft where the numbers allow it, and explains what a land deal does and does not mean for a buyer in that micro-market. None of these parcels is a registered project yet, so nothing here is available to book.

Which land deals happened in Bengaluru in 2026?

  • 12 Oct 2026, Sathanur, North Bengaluru: Puravankara JDA for 12.76 acres, about 1.90 million sq ft saleable, estimated GDV ₹2,500 crore.
  • 25 Aug 2026, South-East Bengaluru near the Electronic City corridor, Hosa Road and Hosur Road: Puravankara JDA for 7.83 acres, about 0.89 million sq ft saleable, GDV ₹1,100 crore.
  • 4 Aug 2026, Whitefield-Kannamangala corridor, East Bengaluru: Sumadhura Group JDA for 17 acres, more than 2.5 million sq ft saleable, GDV about ₹3,500 crore, described as an upscale housing community.
  • 25 May 2026, Mandur, North-East Bengaluru: Puravankara acquired a 14.57-acre parcel with an estimated GDV of ₹2,300 crore.
  • 1 Apr 2026, Jala and Yelahanka hoblis, North Bengaluru: Tata Realty agreed to buy over 38 acres from Hinduja Group entities for about ₹2,300 crore, for a Grade A office-led campus. This one is commercial, not housing.
  • FY27 also includes Puravankara additions at Doddagubbi, Sanna Ammanikere and Sarjapur, for which the company gave no acreage.

What is a JDA, and why are most Bengaluru deals structured this way?

In a joint development agreement, the landowner keeps the land and contributes it to the project; the developer gets approvals, builds and sells. The landowner is paid with a share of the finished flats (area sharing) or a share of sales (revenue sharing). A developer blog that ranks for this topic puts the landowner's area share in Bangalore at 40% to 50% of flats; that is a developer's estimate, not an official figure.

For developers, a JDA needs far less upfront cash than buying land, which is why three of the four housing deals above are JDAs. Puravankara did not disclose the landowner or the sharing terms for its deals, which is normal. For what buying a flat in a JDA project means for you legally, see Joint Development Flats in Bangalore: 9 Checks (2026).

What does GDV mean, and what price per sq ft does it imply?

Gross development value is the developer's estimate of total sales from a project over its life. It is not revenue already earned and not profit. Divide GDV by saleable area and you get the average price per sq ft of saleable (super built-up) area the developer is planning around.

  • Sathanur: ₹2,500 crore ÷ 1.90 million sq ft = about ₹13,160 per sq ft.
  • South-East Bengaluru: ₹1,100 crore ÷ 0.89 million sq ft = about ₹12,360 per sq ft.
  • Whitefield-Kannamangala: ₹3,500 crore ÷ 'more than' 2.5 million sq ft = at most ₹14,000 per sq ft.
  • For comparison, an older Puravankara JDA at Balagere, East Bengaluru (July 2025): ₹1,000 crore ÷ 0.83 million sq ft = about ₹12,050 per sq ft.
  • ANAROCK's city-wide average quoted base price for Bengaluru in Q3 2026 was ₹9,600 per sq ft. The new parcels are being planned well above the city average, which fits the premium tilt of Bengaluru launches.

What does the Sathanur deal signal for North Bengaluru buyers?

Sathanur is on the Bagalur Main Road side of North Bengaluru, between Yelahanka and the airport belt. Puravankara's release described the 12.76-acre parcel as an opportunity for a sizeable residential project and said Bengaluru continues to see healthy end-user demand. With 1.90 million sq ft planned, that is likely to be well over a thousand homes once launched, adding to an area that already has registered projects such as Tvs Emerald Altura Bagalur Main Road Yelahanka and Assetz Zen Sato Sathanur Bagalur Main Road Yelahanka.

What it means for you: if you are buying in Sathanur or Bagalur now, expect more competing supply in two to four years. That tends to cap how fast resale prices of under-construction homes can run ahead, and it gives future buyers more choice. It also signals that developers expect roughly ₹13,000 per sq ft saleable pricing there, a useful sanity check on today's quotes. What about East and South-East Bengaluru?

The Sumadhura 17-acre JDA on the Whitefield-Kannamangala corridor is the largest housing deal by GDV in this list. Kannamangala sits on the eastern edge beyond Whitefield, toward Hoskote. More than 2.5 million sq ft of upscale homes is a large addition to a belt where Sumadhura already has registered projects, such as Sumadhura Belfort Soukya Road Whitefield. If you are buying on the Soukya Road or Kannamangala side, factor in that future supply.

Puravankara's South-East parcel is near the Electronic City employment hub with Yellow Line metro access and Hosa Road and Hosur Road nearby. At 0.89 million sq ft it is mid-sized. Mandur, east of Budigere Cross, is a bet on spillover from Whitefield and the airport corridor. Browse those belts at Electronic City, Bangalore and Old Madras Road, Bangalore.

Do land deals push up property prices nearby?

There is no published study that measures a fixed price jump after a Bengaluru land deal, so treat claims like 'prices will rise 20% now' with caution. What a deal does change is three things you can observe:

  • Supply: a new parcel means more homes later, which can slow price growth for nearby resale.
  • Benchmark: the GDV per sq ft tells you the developer's expected pricing. If a nearby project is quoting well above it, ask why.
  • Infrastructure confidence: big developers commit land where they expect roads, metro and jobs. That is a signal, not a guarantee.

When will these land parcels become projects you can buy?

A land deal comes before approvals, plan sanction and RERA registration. Only after RERA registration can a project be advertised or sold. Developers sometimes collect expressions of interest before that; we do not list those. Read Pre-Launch Projects in Bangalore: RERA Rules and 8 Checks for the law, and watch the Karnataka RERA portal for the developer's name and the village name (Sathanur, Mandur, Kannamangala). How should a buyer use land-deal news?

  • Map it: note which deals are within 3 to 5 km of the area you are shortlisting.
  • Use the GDV per sq ft as a reference price, after converting your quote to the same basis (saleable or super built-up area).
  • Expect competition: if two or three large parcels are coming up near you, there is less reason to pay a premium today for scarcity.
  • Do not pay anything for a parcel that is not yet RERA registered.
  • Recheck when the project registers: the K-RERA record will show unit counts, carpet areas and the completion date.
