The most debated buyer question in Gurgaon. A practical, honest comparison of independent builder floors, gated apartments, and plots — on cost, appreciation, maintenance, amenities, resale, and financing.

The three options defined

Builder floor: a single independent floor of a low-rise (usually 3–4 storey) building, often on a DTCP-licensed plot, with its own entrance and no high-rise society

  • Apartment/flat: a unit in a gated high-rise society with shared amenities, security, and a maintenance body (RWA/facility manager)
  • Plot: bare land in a licensed colony or HSVP sector on which you build yourself
  • Each suits a different buyer — the 'best' depends on budget, horizon, and whether you'll live in it or rent/flip it

Cost and appreciation

Plots historically appreciate the most because land is finite and no depreciating structure is involved — but they need larger upfront capital and give no rental yield until built

  • Apartments offer the lowest entry ticket for a given location and the best rental demand from Gurgaon's corporate workforce
  • Builder floors sit in between: more space and privacy than a flat, often better appreciation than high-rises but thinner resale liquidity
  • In premium sectors, land-linked assets (plots, low-rise floors) have generally outpaced high-rise flats over long horizons

Maintenance and running cost

Builder floors have low or no monthly society maintenance — a major reason buyers prefer them; but you handle repairs, water, and security yourself

  • Apartments carry ongoing maintenance of roughly ₹3–6 per sq ft per month in Gurgaon plus IFMS and club charges
  • Plots have negligible maintenance until you build, but attract property tax and need boundary/security upkeep
  • Factor lifetime running cost, not just the purchase price

Amenities, security and lifestyle

Apartments win decisively on amenities: gated security, power backup, lifts, clubhouse, pool, gym, and children's play areas

  • Builder floors offer privacy, more usable carpet area, and no shared walls, but limited or no amenities and self-managed security
  • Plots let you design exactly what you want but demand time, effort, and construction management
  • For families wanting hands-off, amenity-rich living, gated apartments usually win

Apartments and RERA-registered floors get home loans easily; plots get loans but often at lower LTV, and pure land loans differ from home-construction loans

  • For any builder floor or plot, verify the DTCP licence and that the plot is in a licensed colony (not an unauthorised one)
  • Check that a builder floor has its own registry/title and sanctioned plans; some illegal fourth floors and stilt-plus-four issues exist in Gurgaon
  • For apartments, verify RERA, OC, and the share of undivided land

Resale and liquidity

Apartments in reputed societies have the deepest resale and rental market

  • Builder floors sell to a narrower buyer set, so pricing can take longer to realise
  • Plots are the least liquid short-term but often the most rewarding long-term
  • Match the asset to your exit horizon: short/medium-term end use to an apartment; long-term wealth to a plot

Which buyer should choose what

Young professional / first home / need rental income to a gated apartment

  • Family wanting space, privacy, low maintenance, mid-term horizon to a builder floor
  • Investor with capital and a 7–10 year horizon to a plot in a licensed New Gurgaon/Dwarka Expressway or SPR sector
  • Always run the same legal due diligence regardless of type
