Below is the same maths for ₹10, 20, 30 and 50 LPA, the rules banks actually apply, the cash you need on day one, and what each budget buys in different parts of Bangalore. Every number uses rates and rules we checked on 17 October 2026.

How do banks decide how much home loan I can get?

Two limits decide your loan, and the lower one wins.

  • Income limit (FOIR). FOIR is the share of your monthly income that goes to fixed obligations, including the new home loan EMI. L&T Finance says lenders generally accept a FOIR of 40% to 60% depending on income and loan size, and that above 60% loans get delayed or rejected. Each bank sets its own cap, and some measure it on gross income, others on net pay.
  • Property limit (LTV). The RBI caps how much of the property value a bank can lend: 90% for loans up to ₹20 lakh, 80% for loans above ₹20 lakh and up to ₹75 lakh, and 75% for loans above ₹75 lakh. Stamp duty and registration cannot be counted in the property cost, so you pay them yourself.
  • Profile. Bajaj Housing Finance lists a credit score of 750 or above as preferred, salaried applicants aged roughly 23 to 67 at loan maturity, and notes that lenders often exclude allowances such as HRA, LTA and medical allowance when assessing salary.

Age matters more than people expect. A 30-year tenure is only possible if the loan ends before the lender's maximum age, so a 40-year-old will usually be offered 20 to 25 years, which shrinks the loan. Existing EMIs (car, personal loan, credit card) come straight off your EMI capacity. Our wider explainer on these ratios is at LTV Ratio and FOIR: How Much Home Loan You Will Really Get in 2026.

What home loan rate should I assume in October 2026?

The RBI raised the repo rate by 0.25% to 5.50% on 7 October 2026. Banks have started passing it on. On 17 October 2026, SBI's home loan page showed rates from 7.50% a year, effective 15 October 2026. HDFC Bank showed repo plus 2.50% to 7.95%, which it states as 8.00% to 13.45% with the repo at 5.50%.

We use 8.00% for the tables below. That is HDFC Bank's floor and a little above SBI's, which is realistic for a salaried borrower with a good credit score. If your rate is 0.5% higher, the loan you qualify for falls by roughly 3% to 4%. What the hike does to existing EMIs is covered in Home Loan EMI After the RBI Hike (2026): ₹50 Lakh, ₹1 Crore, ₹2 Crore.

How much home loan on 10, 15, 20, 30 and 50 LPA?

Method. We estimate take-home pay from CTC using the new tax regime for tax year 2026-27 (₹75,000 standard deduction, rebate up to ₹12 lakh of taxable income, 4% cess), assume basic pay is half of CTC, deduct 12% employee PF on basic, and ignore variable pay and professional tax. Then we let the EMI use 50% of take-home pay, with no other loans, at 8.00%. Your payslip figure always beats our estimate.

Worked example for ₹15 LPA: taxable income ₹15,00,000 − ₹75,000 = ₹14,25,000. Tax = 5% of ₹4 lakh (₹20,000) + 10% of ₹4 lakh (₹40,000) + 15% of ₹2.25 lakh (₹33,750) = ₹93,750, plus 4% cess = ₹97,500. PF = 12% of ₹7.5 lakh = ₹90,000. Take-home = (₹15,00,000 − ₹97,500 − ₹90,000) ÷ 12 = ₹1,09,375 a month. Half of that is ₹54,690 of EMI. At 8% for 20 years, each ₹1 lakh of loan costs about ₹836 a month, so ₹54,690 supports about ₹65.4 lakh.

  • ₹10 LPA: take-home about ₹78,330 a month; EMI room ₹39,170; loan about ₹46.8 lakh (20 years) or ₹53.4 lakh (30 years).
  • ₹15 LPA: take-home about ₹1,09,380; EMI room ₹54,690; loan about ₹65.4 lakh (20 years) or ₹74.5 lakh (30 years).
  • ₹20 LPA: take-home about ₹1,40,630; EMI room ₹70,320; loan about ₹84.1 lakh (20 years) or ₹95.8 lakh (30 years).
  • ₹30 LPA: take-home about ₹1,95,350; EMI room ₹97,680; loan about ₹1.17 crore (20 years) or ₹1.33 crore (30 years).
  • ₹50 LPA: take-home about ₹3,00,020; EMI room ₹1,50,010; loan about ₹1.79 crore (20 years) or ₹2.04 crore (30 years).

These are ceilings, not targets. If you keep the EMI to 35% of take-home pay, which leaves room for rent overlap, school fees and a rate rise, the 20-year loan drops to about ₹32.8 lakh on ₹10 LPA, ₹45.8 lakh on ₹15 LPA, ₹58.8 lakh on ₹20 LPA, ₹81.7 lakh on ₹30 LPA and ₹1.26 crore on ₹50 LPA. A co-applicant spouse with their own income lifts both limits.

What flat price does that loan buy, and how much cash do I need?

Divide the loan by the LTV to get the highest property price the bank will fund. Then add your own costs. Karnataka charges 5% stamp duty above ₹45 lakh, plus a cess of about 10% of the duty and a small surcharge, and a 2% registration fee since 31 August 2025. Together that is roughly 7.6% of the property value. Under-construction flats also carry 5% GST (1% for homes up to ₹45 lakh with carpet area up to 60 sq m in metros); ready flats with an occupancy certificate carry none.

  • ₹10 LPA: loan ₹46.8 lakh ÷ 0.80 = flat up to about ₹58.5 lakh. Cash: ₹11.7 lakh down payment + ₹4.4 lakh stamp duty and registration = ₹16.1 lakh, plus about ₹2.9 lakh GST if under construction.
  • ₹15 LPA: ₹65.4 lakh ÷ 0.80 = about ₹81.8 lakh. Cash: ₹16.3 lakh + ₹6.2 lakh = ₹22.6 lakh, plus about ₹4.1 lakh GST if under construction.
  • ₹20 LPA: ₹84.1 lakh ÷ 0.75 = about ₹1.12 crore. Cash: ₹28.0 lakh + ₹8.5 lakh = ₹36.6 lakh, plus about ₹5.6 lakh GST if under construction.
  • ₹30 LPA: ₹1.17 crore ÷ 0.75 = about ₹1.56 crore. Cash: ₹38.9 lakh + ₹11.8 lakh = ₹50.8 lakh, plus about ₹7.8 lakh GST if under construction.
  • ₹50 LPA: ₹1.79 crore ÷ 0.75 = about ₹2.39 crore. Cash: ₹59.8 lakh + ₹18.2 lakh = ₹77.9 lakh, plus about ₹12.0 lakh GST if under construction.

Notice the jump at ₹20 LPA. Once the loan crosses ₹75 lakh, the bank funds only 75%, so your down payment rises from 20% to 25% of the price. In practice, the cash for the down payment and registration is what limits most Bangalore buyers, not the EMI. What does each budget buy in Bangalore?

ANAROCK's Q2 2026 report puts Bengaluru's average quoted base price at ₹9,450 per sq ft. For key micro-markets it lists ₹7,450 in Electronic City, ₹8,040 on Mysore Road, ₹10,300 on Thanisandra Main Road, ₹10,850 in Whitefield and ₹11,560 on Sarjapur Road, all on super built-up area. Base price excludes parking, club, floor-rise and GST, so the real all-in area you get is smaller than this arithmetic.

  • About ₹58 lakh (₹10 LPA): about 785 sq ft in Electronic City or 730 sq ft on Mysore Road. That is a compact 1 BHK or small 2 BHK on the city edge. Start with Under 75 Lakh, Bangalore.
  • About ₹82 lakh (₹15 LPA): about 1,100 sq ft in Electronic City, 1,000 sq ft on Mysore Road, or 790 sq ft near Thanisandra. A full 2 BHK on the periphery or a compact one closer in. See 2 BHK Under 1 Crore, Bangalore.
  • About ₹1.12 crore (₹20 LPA): about 1,090 sq ft near Thanisandra, 1,030 sq ft in Whitefield or 970 sq ft on Sarjapur Road. A 2 BHK in the established IT corridors.
  • About ₹1.56 crore (₹30 LPA): about 1,435 sq ft in Whitefield or 1,350 sq ft on Sarjapur Road, which is 3 BHK territory. See 3 BHK Under 2 Crore, Bangalore.
  • About ₹2.39 crore (₹50 LPA): above 2,000 sq ft in Whitefield or on Sarjapur Road, or a smaller home in a central area.

For real starting points, the project pages on our site currently list Provident Capella in Whitefield from ₹52 lakh (Provident Capella Soukya Road Whitefield) and Godrej Regent Park on Sarjapur Road from ₹1.26 crore (Godrej Regent Park Sarjapur Road). How can I get a bigger home loan, or a safer one?

  • Clear small loans first. A ₹15,000 car EMI cuts your loan capacity by about ₹18 lakh at 8% over 20 years.
  • Add a co-applicant with income. Most banks combine incomes for eligibility; joint ownership also doubles some tax benefits under the old regime.
  • Fix your credit score before you apply. Our step-by-step guide is How to Improve Your CIBIL Score Before a Home Loan.
  • Compare three sanction letters. HDFC Bank's published range alone runs from 8.00% to 13.45%, so your profile moves your rate more than the headline.
  • Keep six months of EMIs as a buffer. Floating rates just rose, and they can rise again.
  • Do not stretch tenure to 30 years just to qualify. It raises the loan by about 14% but adds ten years of interest.
