Krisumi Waterfall Residences is part of Krisumi City, an Indo-Japanese township in Sector 36A. This review uses public listings, press and regulator-linked pages. It is editorial analysis, not a resident review, and the project's registration history deserves close reading.
At a glance
The registration extension is a fact that suggests the original timetable moved; ask Krisumi for the reason and the current timeline.
- Developer: Krisumi Corporation, a joint venture between Japan's Sumitomo Corporation and India's Krishna Group (Realty Today; portal listings).
- Location: Sector 36A, Dwarka Expressway, Gurugram.
- Configurations (our catalogue): 2, 3 and 4 BHK apartments.
- Price range (our catalogue): ₹3.62-16.42 crore. Another catalogue entry shows ₹2.8-5.5 crore. Portal listings quote about ₹4.10-13.79 crore.
- HRERA: GGM/271/2018/03 per our catalogue. HRERA pages in our search show an earlier registration dated 8 May 2018, valid to 31 December 2023 and extended to 31 December 2024.
- Possession (our catalogue): December 2029 in one entry, June 2028 in another. Realty Today describes phase 1 Waterfall Residences (433 units) as nearing completion and Waterfall Suites (320 units) set for 2028.
Location assessment
Sector 36A is on the Dwarka Expressway, which opened a 19 km stretch in March 2024 (Housing.com's route summary). A cloverleaf connecting it to NH-48 and the SPR was reported as nearing completion (Swarajya).
The Millennium City Centre-Cyber City metro corridor, with a 1.85 km spur to the Dwarka Expressway, is under implementation with a revised cost approved in May 2026 (Indian Infrastructure; Swarajya). It is not yet in service.
- Roads: Dwarka Expressway to Delhi and the airport.
- Metro: planned spur, not operating.
- Social infrastructure: verify on a site visit.
Price check
Portal listings put the starting size at about 1,000 sq ft at ₹2.2 crore, which would imply ₹2.2 lakh per sq ft; that figure appears inconsistent with the other ranges we found and we do not rely on it. Another portal range of ₹4.10 crore to ₹13.79 crore is for larger homes from about 1,740 sq ft, which works out at roughly ₹23,500 per sq ft at the lower end by our arithmetic.
That is at or above the ₹20,000-₹24,000+ per sq ft that Sobha's blog and RealtyHunting describe for the corridor's premium sectors. The premium is plausible for a Japanese-partnered brand but needs justification in specifications and delivery.
Developer track record
Krisumi is a 50:50 joint venture of Sumitomo Corporation and Krishna Group (Realty Today). Construction has been awarded to Tata Projects, as reported in the same coverage.
Krisumi is a joint venture backed by Japan's Sumitomo group. Before booking, check the project's current HRERA registration validity and any orders on the HRERA Gurugram website; we have not reviewed them, so we draw no conclusion either way.
Design and amenities (developer claims)
The developer describes a Japanese-quality township with design input from M. Tamai Architects & Associates (Realty Today reporting). These are claims; check the specification annexure.

- Tata Projects as contractor, per reporting.
- Dwarka Expressway location with a metro spur planned.
Cons and risks
- Verify the current HRERA registration validity and possession timeline directly.
- Conflicting dates and prices in our catalogue and portals.
- City-wide water and waterlogging concerns (The Week; The Realty Today).
- Premium pricing relative to corridor averages.
Who it suits and who should skip
- Suits: Buyers who value a Japanese-partnered brand and can verify construction milestones.
- Skip if: You need guaranteed on-time delivery.
- Skip if: You are price-sensitive relative to nearby Dwarka Expressway projects.
Verdict
Krisumi is an interesting, well-backed project, but the promise of Japanese build quality has to be proven on site. Request the construction-stage report and the current HRERA registration.
