Updated 27 October 2026. We read the developer's page and the three listing pages that rank first for this project, compared their numbers, and added what they leave out: price per square foot on both carpet and built-up area, the carpet-to-built-up ratio, running costs, and which possession date actually binds the developer.

What is the price of Godrej Vrikshya in October 2026?

Godrej Properties' project page shows a headline of ₹3.81 crore onwards for 3 and 4 BHK homes (Godrej Properties, read 27 October 2026). The most detailed public sheet is Housiey's all-inclusive list, dated 11 October 2026, which it says includes taxes and charges but excludes stamp duty and registration:

  • 3 BHK, 1,947 sq ft built-up / 1,265 sq ft carpet: ₹3.98 crore (minimum down payment ₹59 lakh).
  • 3 BHK, 1,959 sq ft built-up / 1,273 sq ft carpet: ₹4.00 crore.
  • 3 BHK, 1,964 sq ft built-up / 1,277 sq ft carpet: ₹4.01 crore.
  • 3.5 BHK, 1,429 to 1,458 sq ft carpet: ₹4.49 crore to ₹4.59 crore.
  • 4.5 BHK, 1,728 sq ft carpet: ₹5.44 crore; 2,400 to 2,454 sq ft carpet: ₹7.55 crore to ₹7.72 crore.

Godrej Vrikshya price per sq ft

On the entry 3 BHK, ₹3.98 crore over 1,947 sq ft of built-up area is about ₹20,400 per sq ft; over the 1,265 sq ft carpet area it is about ₹31,500 per sq ft (our arithmetic on Housiey's sheet). Our project tracker records the same built-up rate of about ₹20,400 per sq ft. Always compare projects on carpet area, which RERA requires to be stated, because loading differs from tower to tower.

Here the carpet area is about 65% of the built-up figure (1,265 of 1,947 sq ft, our arithmetic). Ask for the carpet, balcony and utility areas separately on the allotment letter.

Why do the Godrej Vrikshya prices differ between websites?

The numbers differ because they are not measuring the same thing. NoBroker's table gives starting prices of ₹3.59 crore for a 3 BHK, ₹3.74 crore for 3 BHK plus utility, ₹3.85 crore for 3.5 BHK, ₹4.52 crore for a 2,659 sq ft 4 BHK, ₹5.35 crore for a 3,236 sq ft 4 BHK plus utility and ₹6.28 crore for the 3,691 to 3,775 sq ft Redwood Collection 4 BHK, while its own header says ₹3.81 crore to ₹6.53 crore (NoBroker). RealtyHunting quotes ₹3.31 crore onwards as indicative (RealtyHunting, 4 September 2026). Housiey's figures are all-inclusive, which is why they run higher (Housiey, 11 October 2026).

Sizes conflict too: the 1,948 to 3,775 sq ft range that several portals call carpet area matches Housiey's built-up figures more closely than its carpet figures. Treat any figure without the words 'carpet area' as built-up or super area until the developer's cost sheet says otherwise.

Godrej Vrikshya RERA number and possession date

The date that binds the developer is the completion date in the HRERA registration, not a 'target' date on a broker page. Check whether the registration says June 2031 or December 2031 and use that in your plans. Delay interest under HRERA runs from the date in your builder-buyer agreement.

  • HRERA registration: RC/REP/HARERA/GGM/846/578/2024/73, as given by RealtyHunting and NoBroker. Housiey shows 'NA', and Godrej's page does not print it. The haryanarera.gov.in portal was down when we checked on 27 October 2026, so verify the number there before you pay a booking amount.
  • Developer page: possession June 2031 (Godrej Properties). NoBroker also shows June 2031.
  • Housiey: RERA possession December 2031, with a target of March 2029 (Housiey, 11 October 2026).

Godrej Vrikshya towers, units and density

  • Land: about 15 acres (Housiey; NoBroker). A listing quoted in search results gives 14.86 acres; the registration will show the exact figure.
  • Towers and units: six towers and 621 homes (NoBroker). On our arithmetic that is about 41 homes per acre.
  • Floors: NoBroker lists G+30; Housiey lists G+26/27 with six flats, two lifts and one staircase per floor. Ask for the sanctioned floor count of your tower.
  • Parking: one tower parking space per unit on Housiey's price sheet.
  • Status: under construction, with a commencement certificate reported (Housiey).

Godrej Vrikshya payment plan, down payment and maintenance

Housiey lists a construction-linked plan, with home loans of up to 90% and a minimum down payment of ₹59 lakh on the ₹3.98 crore unit, about 15% of the price (our arithmetic). It names SBI, HDFC Bank, ICICI Bank, Axis Bank, Kotak Mahindra Bank and others as lenders approving loans (Housiey, 11 October 2026).

Monthly maintenance on its sheet is ₹19,500 to ₹19,700 for a 3 BHK, ₹22,000 to ₹22,500 for a 3.5 BHK and ₹26,600 to ₹37,800 for a 4.5 BHK. On the entry 3 BHK that is about ₹10 per sq ft of built-up area a month, or about ₹2.34 lakh a year (our arithmetic). Confirm whether the figure includes the club, power backup and water, and how much advance maintenance is collected at possession.

Godrej Vrikshya location and connectivity

The project is off the Daulatabad link road in Sector 103 (Housiey). Housiey puts Dwarka Expressway and Dharampur main road at about 2.5 km each and Delhi Public School at 3.1 km. NoBroker lists drive times of about 4 minutes to Gyaananda School and Prime Scholars International School, 5 minutes to Gurugram Global Heights School, 13 minutes to The Esplanade mall and about 15 minutes to Gurgaon railway station.

Who should consider Godrej Vrikshya?

  • Buyers who want a large-developer 3 BHK on Dwarka Expressway at about ₹4 crore all-inclusive, and who can wait until 2031.
  • Families comparing it with ready homes nearby: a ready flat avoids GST and the wait, at a different price per sq ft. See Dwarka Expressway 2026: A Sector-by-Sector Buyer's Map
  • Not suited to anyone who needs to move in within two or three years.
