Search results for this query are listing pages that mix ordinary flats into a "penthouse" filter, show project-wide price ranges and say nothing about terrace ownership. This guide covers sizes, price bands, locations and the legal checks specific to penthouses.

What counts as a penthouse?

There is no legal definition. Developers and portals use the word for any home on the top floor or top two floors, and the label is applied loosely: a portal "penthouse" filter can include ordinary flats. What you should expect for the premium is some combination of these:

  • Top-floor location, with no flat above you.
  • Two levels with an internal staircase (a duplex penthouse).
  • A private open terrace, sometimes larger than a standard balcony by several hundred sq ft.
  • Higher ceilings, a private lift lobby, or fewer homes sharing the lift core.

A sky villa is a related format: a large, villa-like home on a high floor that need not be at the top. See Penthouse vs Sky Villa: The Ultra-Luxury Tier Explained.

Penthouse prices in Bangalore, by band

All portal figures above are asking prices; the 27 Summit figures come from registration data reported by Zapkey.

  • ₹2 crore to ₹3 crore: top-floor 3 BHKs in North Bengaluru. Square Yards shows Embassy Greenshore penthouses of 1,882 to 1,885 sq ft at ₹2.76 crore to ₹2.8 crore (18th of 18 floors, under construction) and Nikoo Homes penthouses on Thanisandra Main Road of 1,952 to 2,107 sq ft at ₹2.25 crore to ₹2.43 crore (ready).
  • ₹3 crore to ₹6 crore: 4 BHK penthouses, such as a 3,050 sq ft carpet unit at Birla Trimaya, Devanahalli, listed at ₹3.32 crore, and 4 BHK penthouses of about 3,590 sq ft at Sobha HRC Pristine, Jakkur, at about ₹5 crore.
  • ₹6 crore to ₹20 crore: large duplex penthouses in luxury towers. Many developers quote these only on request, for example Embassy Lake Terraces in Hebbal, whose 5 BHK penthouses are listed at 9,156 to 9,788 sq ft.
  • Above ₹40 crore: the central Bengaluru record. At 27 Summit off Richmond Road, a duplex on the 25th and 26th floors with 7,065 sq ft carpet and 10,629 sq ft super built-up area sold for ₹54.38 crore, about ₹51,170 per sq ft of super built-up area. A second penthouse in the same tower with the same carpet area was reported in May 2026 at ₹45.71 crore.

Where are penthouses in Bangalore?

Most new penthouse supply is in North Bengaluru (Hebbal, Jakkur, Thanisandra, Yelahanka, Devanahalli) and the East (Whitefield, Sarjapur Road), where new high-rises are being built. The highest prices are in the Central zone around Richmond Road, Lavelle Road and Sampangiram Nagar.

Projects listed with us that include penthouses: Embassy Lake Terraces, Hebbal, 3 to 5 BHK from ₹4.2 crore (Embassy Lake Terraces), and Century Astoria, Jakkur, 3 and 4 BHK from ₹4.25 crore (Century Astoria Jakkuru). Starting prices are for each project's smallest unit; penthouses cost considerably more.

Terrace rights: the check that matters most

Under the RERA Act, 2016, the building's terraces are listed among common areas (Section 2(n)(iii)), alongside basements, parks and open parking. Separately, the Act recognises an "exclusive open terrace area": an open terrace attached to a flat and meant for the exclusive use of that buyer (Section 2(k)). That exclusive terrace is excluded from carpet area, so it must be described separately.

In practice this means a terrace is shared unless your documents say otherwise. Before booking:

  • The sanctioned building plan must show the terrace as part of your unit, not as the building's roof.
  • The agreement for sale and the sale deed must describe the exclusive terrace, its area and its location, and state the price paid for it, if any.
  • Check where water tanks, solar panels, lift machine rooms and telecom equipment sit. If they are on your terrace, the association will need access; the agreement should say how.
  • Ask whether you can add a pergola, planters, a pool or a deck. Heavy additions need structural approval.

UDS, area and price per sq ft

In an apartment you also own an undivided share (UDS) of the land. Penthouses carry larger UDS because they are larger homes. In the May 2026 27 Summit deal, the buyer's UDS was reported as 2,952 sq ft for a 10,602 sq ft super built-up home, about 28% (2,952 ÷ 10,602).

Ask for the UDS in sq ft in the sale deed. Compare penthouses on carpet area, not super built-up, and price the terrace separately. A 7,065 sq ft carpet home at ₹54.38 crore works out to about ₹77,000 per sq ft of carpet, against about ₹51,170 per sq ft of super built-up area. Our worked example on the three area measures is at Carpet, Built-Up and Super Built-Up Area: A Worked Example for Bengaluru Buyers.

Other penthouse checks

  • Waterproofing and insulation: the top floor takes the most heat and rain. Ask about the terrace waterproofing warranty.
  • Occupancy certificate covering the top floors, and K-RERA registration for under-construction towers.
  • Lift and fire access to the upper level of a duplex.
  • Maintenance is usually charged per sq ft. Ask whether the association will also charge on terrace area before you sign.
  • Resale: penthouses are a thin market. Expect a longer sale period than for a standard flat.

Is a penthouse a good investment in Bangalore?

Treat it as a home first. The premium segment is growing: Knight Frank reports that launches in Bengaluru's ₹2 crore to ₹5 crore band grew 50% year on year in H1 2026, and that the ₹20 crore to ₹50 crore band is gaining traction, mostly through sales of homes already launched. But each tower has only a handful of penthouses, so there are few comparable sales to price a resale against, and fewer buyers when you sell.

Two penthouses in the same central tower show how pricing can vary. The 2025 sale at 27 Summit was about ₹51,170 per sq ft of super built-up area; the May 2026 sale with the same carpet area was reported at about ₹43,123 per sq ft. Ask for registered sale data for the tower and micro-market before agreeing a price.

Questions to ask before booking a penthouse

  • Is the terrace exclusive to my unit in the sanctioned plan and the agreement? What is its area?
  • What is my UDS in sq ft?
  • What is the carpet area, and is the terrace priced separately?
  • What plant or equipment sits on or above my terrace, and who has access to it?
  • How many car parks and storage units are included?
  • Does the occupancy certificate cover the top floors?
