Between ₹50 lakh and ₹1 crore, an independent house in Bengaluru usually means the city's edges: Anekal, Hoskote, outer Kengeri, Yelahanka's fringe, and similar areas. It is typically an older or smaller house on a modest plot. Inside the established city, most independent houses we saw listed were asking more than ₹1 crore.

Updated 13 October 2026. Prices below are asking prices from NoBroker listing pages we read on 13 October 2026, not transaction prices, and listings change daily. We use them to show what is on offer in each band, not to value any one house.

Can you get an independent house in Bangalore under ₹50 lakh?

A few, mostly small or far out. The lowest asking prices on the pages we read were around ₹26–40 lakh in Kengeri, Hoskote, Anekal and Yelahanka's fringe, often for houses of 400–800 sq ft. Some listings in this band are in villages or panchayat areas, where khata status and plan approval need extra care.

If ₹50 lakh is a hard ceiling, compare a compact flat in a K-RERA registered project, which comes with an OC and clearer paperwork. Our guide is at Flats in Bangalore under ₹50 Lakh and ₹75 Lakh (2026): What You Can Actually Buy, and Where

What about a house for sale in Bangalore for ₹1 crore?

Is an independent house with rental income worth it?

Multi-unit houses, typically a ground-floor home with one or two rented floors above, are common listings. The ones we saw advertising rental income were mostly priced above ₹1 crore. Before trusting the advertised rent, run these checks.

  • Khata. Check the e-khata at e-Khata guide, Bangalore and prefer an A-khata. The government cut the B-to-A betterment levy to 2% of guidance value until 23 August 2026 (Deccan Herald, 27 July 2026); after that the original 5% applies. Our explainer is at A-Khata, B-Khata and e-Khata in Bengaluru (2026): What a Buyer Must Check Now
  • Sanctioned plan. Match floors, setbacks and built-up area on site against the plan.
  • OC. Houses on plots up to 2,400 sq ft (G+3) in GBA may fall under Karnataka's one-time OC exemption, but only with a sanctioned plan. Read OC Exemption in Bangalore 2026: Buying a House Without an OC
  • Title and encumbrance. Get at least 30 years of title history and a current encumbrance certificate checked by a property lawyer.
  • Layout approval. For a house in a layout, confirm the layout was approved by BDA, BMRDA or the relevant authority.
  • Loan. Get lender approval for the specific house before you pay an advance.

What does it cost on top of the asking price?

Budget about 7–8% above the agreed price before you start negotiating. King, Stubb & Kasiva notes that Karnataka's stamp duty is 5% for properties above ₹45 lakh and that the registration fee doubled to 2% from 31 August 2025, putting the combined cost at roughly 7–7.6% of the transaction value in urban Bengaluru.

  • On an ₹80 lakh house, stamp duty and registration come to about ₹5.6–6.1 lakh on that 7–7.6% range (our arithmetic).
  • Lawyer's title search and encumbrance certificates, typically a fixed fee you should agree upfront.
  • Khata transfer into your name after registration, and any pending property tax the seller has not cleared. Ask for the last few years' tax receipts.
  • Repairs: older houses often need waterproofing, rewiring or plumbing work. Get a civil engineer's inspection before you fix the price.
  • Home loan: lenders generally do not finance stamp duty and registration, so that cash comes from you.

Independent house or apartment: which suits this budget?

An independent house gives you land, no association charges and room to add a floor if the plan allows. Puravankara's guide notes the trade-off: a smaller resale buyer pool and full responsibility for upkeep. A flat at the same price is usually closer in, newer and easier to finance, but carries monthly maintenance; see Maintenance Charges in Bangalore Apartments 2026: GST, Corpus

Our view: in the ₹50 lakh–₹1 crore band, a house makes sense if you want land, plan to stay 10 years or more, and can accept a peripheral location. If commute time matters more, a flat inside the city usually serves better.
