Sector 81 is a mid-market sector in New Gurgaon that has been quietly filling up with apartments, a handful of established schools and some higher-end launches. It tends to be overlooked next to its better-known neighbours, so it is worth a careful, data-led look.

Location and connectivity

Square Yards lists the sector's road connections as NH-48, the Dwarka Expressway and the Northern Peripheral Road. It gives HUDA City Centre metro at about 9 km, Indira Gandhi International Airport at about 25 km, the Gurgaon bus stand at about 14 km and Gurgaon railway station at about 16 km. Resident feedback on the page notes green areas and reputed schools and hospitals, together with peak-hour congestion and limited social and retail infrastructure inside the sector.

New Gurgaon context: Dwarka Expressway, KMP and the metro question

New Gurgaon is the planned belt of sectors 76 to 115 on the southwest edge of the city. Its main arteries are NH-48, the Dwarka Expressway (the Gurugram section was inaugurated on 11 March 2024) and the Kundli-Manesar-Palwal (KMP) Expressway, which Square Yards lists as nearby for sectors 76, 84 and 85. Savills India's H1 2026 report, via Business Today (13 August 2026), put New Gurugram rental growth at 3% year-on-year, while Dwarka Expressway led the city with capital values of completed homes up 6% and rentals up 22%. In other words, the strongest recent momentum was on the expressway itself, not across the whole belt.

Public transport is the structural gap. There is no operating metro in these sectors today. The proposed Sector 56 to Panchgaon metro line (about 35 km, 28 elevated stations, estimated ₹10,428 crore, DPR submitted to the Haryana government per Indian Infrastructure, 2 July 2026) is reported to pass through New Gurugram sectors 84, 86 and 90 (Indian Infrastructure, December 2024). It is a proposal awaiting approvals, so a buyer should not price a metro into today's purchase. Local resident groups have also campaigned for the Kherki Daula toll plaza to be removed or for toll relief (Tribune, March 2024), a reminder that daily commute costs on tolled expressways matter.

Schools, hospitals and daily needs

Square Yards lists St. Xavier's High School about 0.7 km away, Yaduvanshi International School about 1.4 km, The Heritage Pride Modern School about 1.7 km, plus DPS International School, The HDFC School, Amity International School and Pathways School. For healthcare it lists Fortis, Max, Paras, Columbia Asia, Park, Kalyani, Signature and Alchemist hospitals; these are listed on the portal without distances and several are in other parts of Gurgaon, so measure your actual drive time. Malls listed include Omaxe Celebration, Raheja Mall, Ambience Mall and DLF Grand Mall. For a New Gurgaon sector, the school cluster is the strongest part of the case.

Projects to know

Square Yards shows 15 new projects, with DLF the largest developer by project count. Indicative price bands on the page: GLS Avenue 81 (2 BHK) at ₹76.56 lakh to ₹80.74 lakh and DLF The Ultima (3 and 4 BHK) at ₹3.31 crore to ₹4.90 crore. The spread of nearly ₹4 crore between those two shows the sector's range: an accessible 2 BHK at one end and a premium DLF product at the other.

Prices and rents: what the data shows

A rental inventory larger than the sale inventory (394 versus 293 listings) points to an active tenant market. Active supply of rentals also means landlords compete for tenants, so do not assume quoted rents are achieved.

  • Average sale price for apartments: ₹13,100 per sq ft with a displayed trend of -5.46% (Square Yards, October 2026), across 293 properties for sale.
  • Average rent: ₹26 per sq ft with an indicative yield of 2.38% a year, across 394 rental listings.
  • Demand versus supply: apartments are 87% of demand against 90% of supply, and the ₹50 lakh to ₹2 crore budget band is 50% of demand against 49% of supply, so this part of the market looks balanced.
  • Quality-of-life rating 3.7 out of 5; locality rank 267 of 509 on the portal.

Who it suits, and our view

Sector 81 suits families with school-age children who want a mid-priced apartment and can live with a car-based routine, and buyers who want a deep rental market. It suits investors less, given a 2.38% indicative yield. Our view: a practical, undramatic sector; buy for the school cluster and a fair price, not for speculative growth.

Checks before you pay a booking amount

  • Match the project, tower and phase to its registration on the Haryana RERA portal and compare the RERA possession date with the date in the brochure; they are not always the same.
  • Ask for an itemised price sheet in writing: base rate, preferred location charges, parking, club, maintenance deposit, GST and registration. Compare all-in cost per sq ft of carpet area, not the headline rate.
  • For a ready home, ask to see the occupancy certificate and the latest maintenance accounts; for under-construction, ask for the construction-linked payment plan and the last two quarterly progress updates on RERA.
  • Visit at your real commute hour and, if you can, after heavy rain. Several resident reviews on Square Yards for the SPR and New Gurgaon belts mention waterlogging, road condition and peak-hour congestion.
  • Treat portal averages as a range to test against two or three actual quotes. Averages blend old ready stock with new launches and can move in opposite directions from the corridor-level headlines.
