Sector 99 is a Dwarka Expressway sector with a dense stock of ready, mid-market societies: Cosmos Express 99, Assotech Blith, Pareena The Elite Residences, Lotus Elise and Vatika Sovereign Park, with newer projects such as AIPL Cattaro and ILD Spire Greens under construction. For buyers who want to see a finished building, it is one of the easier sectors on the corridor to inspect.
Both portals we read show roughly 10 per cent growth. Their price levels differ, and one listing in the sector is a business district rather than a home.
Location and connectivity
Square Yards' project pages repeat that the sector is strategically connected to the Dwarka Expressway. RealtyHunting (1 October 2026) cites 30-40 minutes to IGI Airport via the expressway and 15-25 minutes to business hubs, wording that is shared across its sector pages, and calls the Cyber City commute a real commute. Take those as broad guides rather than measurements.
On rail, no Gurugram metro station is open on the expressway. Square Yards' 9 September 2026 explainer says the 1.85 km spur to Sector 101 is under construction, with trial runs around 2027 and commercial operations tentatively 2028, and says piling and pillar work is active there. The site was originally meant to be a depot but changed because of waterlogging concerns. We found no sourced distance from Sector 99 to the future station.
Prices: portals broadly agree
Note the Square Yards figure is a quarterly change, not annual, so do not extrapolate it. The two portals agree that growth is strong, but neither is an official index.
- RealtyHunting (1 October 2026): a sector band of ₹11,350-14,400 per sq ft, with quoted averages between ₹11,000 and ₹14,408 depending on the source and a full range of ₹9,950-14,400. Growth: about 10.0 per cent over one year, 77.4 per cent over three years and 124.5 per cent over ten.
- Square Yards overview (14 August 2026): average ₹12,000 per sq ft, up 10.06 per cent on a quarterly basis, rent ₹21 per sq ft (down 19.23 per cent), yield 2.10 per cent.
- Square Yards project listings: ₹7,220-13,900 per sq ft and ₹44.39 lakh to ₹5.46 crore across 18 projects (13 ready, 5 under construction).
- RealtyHunting's comparisons: Sector 103 about ₹10,050, Sector 102 about ₹13,400 and Sector 99A about ₹10,000-10,200.
Projects to know
Property Point's catalogue has no Sector 99 project at present.
- Assotech Blith: ready, about ₹1.77-3.69 crore (Square Yards), around ₹11,000 per sq ft (RealtyHunting); 560 units.
- Cosmos Express 99: ready, 616 units. RealtyHunting quotes about ₹9,950 per sq ft with 2-3 BHK at ₹64.84-97.52 lakh, while Square Yards lists ₹1.31-1.97 crore. The gap probably reflects different unit sizes or dates, so ask for the exact unit price.
- Pareena The Elite Residences: ready, about ₹1.35-2.68 crore; 236 units.
- Lotus Elise: ready, about ₹1.36 crore onward at about ₹11,600 per sq ft on RealtyHunting.
- Vatika Sovereign Park: ready, about ₹3.48 crore onward, 165 units, a premium tier.
- Under construction: ILD Spire Greens (2 and 4 BHK), AIPL Cattaro (3 and 4 BHK) and Ompee Homes 17 (2 BHK).
- Emaar Business District 99 is listed at about ₹3.99-5.15 crore on Square Yards; by its name it is a business or commercial project, so check its use before comparing it with homes.
Schools, hospitals and shopping
Square Yards lists Ocus Medley (a shopping centre) at 0.4 km, Suncity School at 1.2 km, The Signature Hospital at 1.4 km and Hartron Tower at 1.8 km. That is a better-than-average cluster for a corridor sector, though specific senior schools beyond Suncity are not sourced.
Water and infrastructure notes
Square Yards' Sector 99 page says a new 100 MLD water treatment plant is approved for the region and expected to be complete in about two and a half years from its August 2026 update. A Tribune article (7 March 2025) shows the existing Chandu-Budhera expansion slipping through four deadlines and a city-wide gap of 130 MLD between summer demand and supply. Treat water as something to verify with the society's association, particularly in summer.
Rents and yield
Square Yards shows ₹21 per sq ft and a 2.10 per cent yield, with rents falling 19.23 per cent in its latest data; RealtyHunting says yields are modest but steady and cites office and school demand. Rents on this corridor are rising overall (ANAROCK via Outlook Money, 9 September 2026, reports an 87 per cent rise since 2021 and a 2 BHK range of ₹25,000-31,250 for the whole expressway), but the sector-level figure is weaker, so verify tenancy evidence unit by unit.
Risks and trade-offs
- Oversupply: ANAROCK, via Outlook Money, counts 38,680 launches on the corridor from 2021 to H1 2026, 10,770 unsold units (about 18 months of stock) and flags oversupply risk in the ₹1.5-3 crore segment, which covers many Sector 99 flats.
- Soft rental figures at the sector level.
- Metro not operational and tentatively 2028 at the earliest.
- Wide variance between portals on individual projects.
Who it suits
- End-users who want a ready, inspectable society between ₹1.3 and ₹2.7 crore.
- Buyers who would rather negotiate on a resale than wait for a launch.
- Not for buyers expecting an immediate metro commute.
Our view
Sector 99 has depth, which helps both buyer and later seller. Because growth has already been strong, the argument for paying peak prices is weaker than the argument for choosing carefully. Compare two ready societies on carpet-area price, maintenance cost and tenant evidence, then negotiate.
