Sector 61 sits at the northern end of Golf Course Extension Road, with a mix of older completed societies and newer projects. Per Realty Hunting (updated 4 October 2026), apartments are priced around ₹13,100 per sq ft, roughly ₹118 lakh for a 2 BHK and ₹157 lakh for a 3 BHK, while the blended sector rate across all property types is ₹16,500 to ₹17,450. The ₹4,350 gap between the two matters: if you are buying a flat, the lower apartment rate is the relevant one.

Realty Hunting reports sector-wide appreciation of about 3.9% year on year, and flags a 40.4% claim as unreliable, a useful reminder that portal appreciation figures vary widely.

Connectivity: roads, metro and distances

Realty Hunting describes a 15 to 25 minute drive to Gurgaon business hubs in normal traffic and 30 to 40 minutes to the airport via the expressway. It notes that there is no rail on the corridor itself and warns of peak-hour congestion at the Golf Course Road junction.

There is no metro on Golf Course Extension Road today. The nearest operating station is Sector 55-56 on the Rapid Metro. A 35.25 km, 28-station Sector 56 to Panchgaon corridor is proposed, with a route that lists Sectors 56, 61, 65 and 66 among others; on 11 September 2026 the Haryana Chief Secretary reviewed it and directed agencies to finalise the revised Detailed Project Report (per ThePrint). A report under revision is not a sanctioned line with an opening date, so we recommend valuing a home on today's road access and treating the metro as a possible future benefit.

Schools, hospitals and shopping

The sources we read do not name individual schools or hospitals in Sector 61. The Sobha corridor guide names DPS International, The Shriram Millennium School, RPS International School and St. Xavier's High School, plus CK Birla, Artemis and Marengo Asia hospitals, for the wider Golf Course Extension Road belt. Verify distances before relying on any of them.

What is built and what is launching

On our listings and in Realty Hunting's data:

  • Puri The Aravallis (Puri The Aravallis Sector 61 Golf Course Extension Road), Puri Constructions: under construction, 3 and 4 BHK at ₹4.9 crore to ₹5.99 crore, possession shown as June 2029. Realty Hunting quotes about ₹20,000 per sq ft for a 2,250 sq ft 3 BHK plus study (about ₹4.5 crore) and about 8% appreciation at this project.
  • Smartworld Orchard (Smartworld Orchard Sector 61 Golf Course Extension Road), Smartworld Developers: 2 and 3 BHK listed at ₹2.01 crore to ₹2.85 crore, nearing possession (October 2026 on our listing). Realty Hunting says it carries the sector's highest rental yield.
  • Pioneer Park: about 5% appreciation, per Realty Hunting.

Price levels and rents

Realty Hunting does not give a numerical yield for the sector, only that Smartworld Orchard leads. If rental income matters, ask the developer or broker for current achieved rents in writing and check them against live listings.

Transaction costs

Transaction costs in Haryana: stamp duty is 7% for a male buyer, 5% for a female buyer and 6% for joint ownership, with a registration fee capped at ₹50,000 on deals above ₹90 lakh (per Realty Hunting's Gurgaon guides, September-October 2026). Confirm the current schedule with the sub-registrar. GST applies to under-construction homes but not to completed flats with an occupation certificate.

Advantages

  • Lower entry price than the premium Extension Road sectors; a 3 BHK at about ₹157 lakh per Realty Hunting.
  • Ready stock in sizes of 1,200 to 2,800 sq ft.
  • Close to Golf Course Road and the Sector 55-56 metro by road.

Risks and drawbacks

  • No rail on the corridor itself; the proposed Sector 56 to Panchgaon line lists Sector 61 on its route but is not sanctioned.
  • Peak-hour traffic at the Golf Course Road junction.
  • Appreciation figures vary widely between sources.
  • Some portal listings show rates that do not match stated sizes.

Who it suits

Buyers who want an Extension Road address at a more moderate budget, such as a 2 or 3 BHK in the ₹1.2 to ₹4.5 crore range, and who are comfortable relying on road access.

Due diligence before you commit

  • Check the project's HRERA registration number and quarterly updates before you pay any booking amount.
  • For resale, obtain the title chain, society or RWA dues, any sinking-fund arrears and the latest maintenance statement.
  • Compare carpet area, not only super area, and ask for every charge in writing (base, floor rise, preferred location, parking, club, GST, registration).
  • Visit at peak hours on a weekday and again in or just after rain to see traffic and drainage as they really are.
  • Check against registered sale deeds nearby, not only asking prices; asking rates on portals can run ahead of closed deals.

Our verdict

Sector 61 is a value-oriented pocket of a premium corridor. It rewards a careful, project-by-project approach. Prefer completed, occupied societies for certainty, and treat any metro uplift as a bonus, not the reason to buy.
