Where Sector 109 sits and how you get out of it
RealtyHunting's Sector 109 page (1 October 2026) gives 15-25 minutes to major business hubs in normal traffic and 30-40 minutes to IGI Airport via the expressway, with peak hours adding 15-20 minutes. Sobha's blog says about 20 minutes to the airport; use the more cautious figure.
Dwarka Expressway facts that apply here
These are corridor-wide facts. They matter for every sector on this road, so check how each one translates to the specific tower you are considering.
- Road: the Haryana stretch of the Dwarka Expressway (about 19 km) was inaugurated on 11 March 2024, and the 10.1 km Delhi section (Shiv Murti to Dwarka Sector 21, then on to the Delhi-Haryana border) was inaugurated by the Prime Minister on 17 August 2025 (per PMO and Deccan Herald coverage; Business Today, 5 September 2026).
- NH-48: the expressway meets NH-48 (old NH-8) at a cloverleaf interchange, and also connects to the Central Peripheral Road and Southern Peripheral Road (per The Metro Rail Guy's expressway status page, last updated July 2024).
- Metro: no Gurugram metro station operates on the expressway yet. Square Yards (9 September 2026) reports a 1.85 km spur toward a Sector 101 station as under construction, with a tentative 2028 start of commercial operations and "no confirmed date". The nearest working stations it names are Yashobhoomi Dwarka Sector 25 and Dwarka Sector 21 on the Delhi Metro.
- Prices: ANAROCK data reported by Outlook Money (September 2026) puts the corridor average at ₹14,180 per sq ft in H1 2026, up from ₹6,032 in 2021, against a Gurugram average of ₹13,350.
- Supply: ANAROCK counts 38,680 launches on the corridor from 2021 to H1 2026 and 10,770 unsold units, about 18 months of inventory at the current sales pace, and flags oversupply risk in the ₹1.5-3 crore segment.
Sector 109 price levels in 2026
RealtyHunting, 1 October 2026 (indicative):
- About ₹12,650 per sq ft (readings ₹12,550-13,950); expressway average ₹14,000; Sector 108 ₹19,700; Sector 99 ₹11,500; Sector 107 ₹9,300.
- Trend: all property up 10.7% in a year, but apartments down 0.4%; five-year up 90.8%.
- Sobha's blog quotes an indicative ₹18,827 and a 3 BHK at ₹4.1 crore.

Sobha's blog names DPS, Manipal Hospital and Ansal Plaza Mall for Sector 109; RealtyHunting says schools, hospitals, markets and offices are close, and notes retail and services are still developing.

RealtyHunting calls yields modest but steady and gives no percentage.

- Cyber City needs a real commute.

- Drainage and waterlogging: Business Today (5 September 2026) reported significant waterlogging in the expressway tunnel during monsoon rain, and The Tribune (June 2023) reported more than 12 areas around the expressway waterlogged after a light shower. Visit in the rains, not just in winter.
- Delivery risk: much of the corridor's stock is under construction, and listed possession dates vary between portals, developer pages and the HRERA register. Treat the HRERA date as the legal one and ask for the last two quarterly progress reports.
- Pricing noise: trackers disagree by 20-40% for the same sector because they mix ready resale flats, new launches and builder floors. Compare the rate for the specific project, on carpet area, not the sector average.
- Super-area loading: rates quoted on super area flatten the real cost; confirm the carpet area and the all-in price (parking, PLC, club, GST, registration) before comparing.

Where Sector 109 sits in the wider corridor story
Different data providers measure the corridor differently, which is why numbers rarely match. MagicBricks' PropIndex (reported by NBMCW on 16 July 2025) put the Dwarka Expressway average at ₹16,186 per sq ft in Q2 2025, up 67% from ₹9,718 in Q2 2023. ANAROCK's series, reported by Outlook Money in September 2026, shows ₹14,180 per sq ft in H1 2026 against ₹6,032 in 2021. Business Today (24 August 2026), also citing ANAROCK, gives ₹5,359 in 2019 and above ₹9,600 in H1 2024.
Sector 109 prices below the corridor average on RealtyHunting's reading, which gives it more room for a buyer who is careful about carpet area and delivery. In every case, the sensible discipline is to compare the specific project to ready resale alternatives, to read the HRERA record, and to avoid committing money on the strength of corridor-wide growth rates that cannot be assumed to repeat.
Villa versus apartment in Sector 109
RealtyHunting's Sector 109 page records all-property prices up 10.7% in a year while apartments alone fell 0.4%, which suggests the sector's gains came from land and villa-type stock rather than apartment towers. For a buyer that matters: a villa or row house has land value attached, while an apartment's value depends on the building's condition and the surrounding supply.
Sobha International City on our catalogue is listed at ₹6-16 crore for 4 BHK row houses and villas, with possession in December 2028. At that ticket size, large-format low-rise living is the product, and the buyer should weigh the delivery date and the quality of the surrounding infrastructure more than the headline rate.
Due-diligence checklist for Sector 109
- Search the project on the HRERA Gurugram register and compare the registered completion date with the date in the brochure and on portals. Where they differ, the register governs.
- For ready homes, ask for the occupancy certificate and the latest maintenance accounts. For launches, ask for the last two quarterly progress updates.
- Get the price sheet in writing: base rate on carpet and super area, floor rise, preferred-location charge, parking, club, GST and registration.
- On Sobha International City, ask for the phase-wise handover plan and check which phase your unit sits in.
- Ask how far the nearest daily-needs retail is, since RealtyHunting says retail and services are still developing.
Our view
Sector 109 is a measured choice between 108 and 99. Flat apartment prices are a reminder not to assume rising rates.
