Sector 42 sits on the northern-middle stretch of Golf Course Road, next to DLF Phase 5 and Sector 43. It is one of the oldest premium addresses on the road, and it contains two very different products: low-rise plotted builder floors on established streets, and a small number of ultra-luxury towers on the road frontage.

That split matters more than the sector name. Per Realty Hunting's 4 October 2026 guide, apartments in Sector 42 average about ₹66,100 per sq ft (range ₹52,850 to ₹93,750), while resale builder floors in the same sector are quoted at ₹10,200 to ₹13,150 per sq ft. Treat these as indicative asking rates: the gap tells you that the sector is a collection of sub-markets, and a headline number will mislead you.

Connectivity: roads, metro and distances

The Sector 42-43 Rapid Metro station serves the sector directly, with Sikanderpur, MG Road and the Cyber City offices a short ride or drive away. Golf Course Road is the spine, and Realty Hunting notes the Yellow Line at Huda City Centre is also nearby.

Peak-hour congestion on Golf Course Road is the consistent complaint in every source we read, so test your own commute at the hour you would actually travel.

Golf Course Road is the one part of this belt with a working metro. The Rapid Metro Phase 2 stations at Sector 42-43, Sector 53-54, Sector 54 Chowk and Sector 55-56 were opened in March 2017, and the line meets the Delhi Metro Yellow Line at Sikanderpur (per Square Yards, 14 August 2026). Square Yards notes operating hours of roughly 6:05 am to 10:00 pm, a shorter window than the Yellow Line. Operation is also in transition: the Haryana Mass Rapid Transport Corporation has begun transferring the Rapid Metro from DMRC to Gurugram Metro Rail Limited, with both bodies running it jointly until the handover is complete (per Outlook Business).

Schools, hospitals and shopping

Golf Course Road has had schools, hospitals and retail for years, and Realty Hunting describes Sector 42 as having established retail, schools and hospitals. Specific institutions sit a short drive away rather than inside the sector: for the neighbouring Sector 54, Godrej Properties lists Fortis Memorial Research Institute and Artemis Hospital within a 15-20 minute drive, South Point Mall and Ambience Mall, and The Heritage School and Pathways World School within easy reach. We have not independently measured drive times to each, so check the ones that matter to your family.

What is built and what is launching

Supply is mostly resale, with two projects worth knowing on our listings:

  • DLF The Camellias (Dlf The Camellias Dlf Phase 5 Sector 42), DLF: ready to move, 4, 5 and 6 BHK, listed at ₹53.97 crore to ₹165 crore.
  • Experion One42 (Experion One42 Sector 42), Experion Developers: a new launch with 4 and 5 BHK homes listed at ₹25.9 crore to ₹45 crore and possession shown as December 2032.
  • Plotted builder floors: Realty Hunting counted about 39 floors for sale against about 199 for rent, a rental-to-sale ratio of roughly 5 to 1.

Price levels and rents

Beyond the apartment and floor ranges above, Realty Hunting quotes land in Sector 42 at ₹39,200 to ₹44,450 per sq ft. For floors it shows a 1,500 sq ft 3 BHK from about ₹1.53 crore, a 1,750 sq ft from about ₹2.05 crore and a 2,000 sq ft from about ₹2.63 crore. Rent and yield data for the sector specifically were not available in the sources we read; for neighbouring DLF Phase 5, Realty Hunting cites gross yields of 1.8% to 2.3%, among the lowest of any DLF phase.

Transaction costs

Transaction costs in Haryana: stamp duty is 7% for a male buyer, 5% for a female buyer and 6% for joint ownership, with a registration fee capped at ₹50,000 on deals above ₹90 lakh (per Realty Hunting's Gurgaon guides, September-October 2026). Confirm the current schedule with the sub-registrar. GST applies to under-construction homes but not to completed flats with an occupation certificate.

Advantages

  • Direct Rapid Metro access at Sector 42-43 and an established, fully built neighbourhood.
  • Choice of formats: floors for a lower entry price, towers for amenities and security.
  • Prime Golf Course Road frontage with offices and retail close by.

Risks and drawbacks

Policy watch for floors: the Haryana Directorate of Town and Country Planning put fresh stilt-plus-four (S+4) approvals on hold from 21 July 2026, and the Punjab and Haryana High Court had earlier stayed the policy in April 2026 (per Tribune India and The Realty Today). Floors already sanctioned and carrying an occupation certificate are treated differently from pending applications, so ask for the sanction and occupation papers for any floor beyond the original permitted storeys.

  • Very high entry cost for towers, with a narrow resale buyer pool at the top end.
  • Thin sale supply of floors (about 39 listings), which limits negotiating leverage, per Realty Hunting.
  • Older plotted structures can need repairs, and parking was designed for earlier eras.
  • Peak-hour congestion on Golf Course Road.
  • Low rental yields in percentage terms despite strong absolute rents.

Who it suits

Senior professionals and families who want an established Golf Course Road address and metro access, and who value neighbourhood maturity over a newer launch. It is a poor fit for yield-led investors.

Due diligence before you commit

  • Check the project's HRERA registration number and quarterly updates before you pay any booking amount.
  • For resale, obtain the title chain, society or RWA dues, any sinking-fund arrears and the latest maintenance statement.
  • Compare carpet area, not only super area, and ask for every charge in writing (base, floor rise, preferred location, parking, club, GST, registration).
  • Visit at peak hours on a weekday and again in or just after rain to see traffic and drainage as they really are.
  • Check against registered sale deeds nearby, not only asking prices; asking rates on portals can run ahead of closed deals.

Our verdict

Sector 42 is a settled, expensive address where the decision is really about format. Compare floors and towers separately, verify sanction papers on any extra floor, and judge the home on its building and street rather than the sector average. We would not buy it on appreciation expectations; the sources we read show modest recent price movement in the wider corridor.
